Income Requirements: • Household income must gross three times the amount of rent in one month • One year of income history Credit Requirements: • Credit score of 520 or higher • No balances owed to other rental communities • Cannot currently be in bankruptcy • You must be able to activate utility services in your name where applicable; a debt to a utility provider may cause a denied result Rental History Requirements: • No evictions in the last three years • Positive rental verification from current or previous landlord Criminal Requirements: • No more than three misdemeanors in the last three years • No felonies in the last seven years. Some felonies (crimes involving moral turpitude) may cause a denied result regardless of time frame.
