This is a new review as they have taken down my last one. In the final week before moving out, my car was broken into and stolen 15 feet away from my apartment. I wasn't the only victim; a neighbor also had their rear window smashed and items stolen. I brought up my concern for the residents' safety as I didn't want others to go through what I did. There's not enough lighting, no cameras, and no fencing to try and deter robbers. When I reached out to Trails of Redmond, the first thing they said was that they aren't responsible for robberies, about as corporate of a response I could have expected. They then stated they couldn't help me the day it was stolen (Sunday) because "they need days off." So not only are you overpaying to a greedy company, they can’t even fully staff the complex. They brushed off my suggestions for improvements that would make it safer for residents and claimed they would reach out to me. It has been over three weeks and they haven't. Like the previous time, I’m willing to bet they only respond after this review. They will always do the bare minimum, and you can't rely on them to have a safe living environment. It’s not just resident safety they couldn’t be bothered with. I had a leaky fridge that took them nine months to replace (that they only responded to after my previous review). Before doing so, they put my fridge temperature to the lowest setting without informing me. I came back to a fridge full of frozen produce I had to throw out. Similarly I came back to a toilet that was constantly pouring water since they messed up the chain and didn’t bother to wait 30 seconds for it to fill. I also went 36 hours without running water, in that time they couldn’t tell me any plan of how it was going to be resolved, and that they didn’t have someone coming out to fix it. It’s not worth the hassle and headache to live here. They will penny-pinch as much and possible, get ready to expect unnecessary cleaning charges when you move out (they will claim they need to pay a professional to clean it, even though that’s not agreed upon in the lease). They don’t care about your or others’ safety, and aim to do as little work as possible to keep the apartments semi-functional. On the plus side, all my neighbors were amazing and courteous, and I enjoyed getting to meet them.

Older buildings, outdated utilities, no microwaves come with your lease, soundproofing in some units are horrible unless it’s the top floor. Only perk is free parking. Maintenance and leasing folks are responsive. But, the cons above outweigh this. Avoid at all costs if you can.

The apartments are old, you can see mold everywhere. The wood everywhere is wearing off and the storage door came off multiple times during my stay. Here's the part everyone should note and beware of .. Since I moved out prior to the lease end date, First they charged me one month's rent as lease termination, which i can understand. But then they asked me to give a 30 day notice and pay rent for this time. Essentially it is a 2month rent payment to break the lease! And then they charged exorbitant cleaning charges, carpet replacement charges of $500 (unheard of!!!!!!!) and painting charges which included separate charges for painting the ceiling ...Totally absurd and ridiculous ... And this is exactly the point other tenants have shared below in the reviews. SO ITS TRUE, be ready to get ripped off when you move out. I would say avoid this place , though location is good , you will get better/newer homes around redmond-bellevue where they wont rob you at this level
