Shadowbrook is full of hidden fees and personal agendas. They find ways to charge you extra or increase your rate monthly. You'll constantly be going back and forth with them over it. They'll always try to justify it in some obscure way until they get their money, if you contest it and lose, they'll pile on late fees as well. I deployed to Iraq and had to break my lease and they continued to hound after me for fees and rent and threatening my credit with collections. They're scalpers. They'll smile in your face and stab you in the back and act like they've been wronged.

We liked the convenient location and the apartment complex which earns it a 4 star. The leasing team is good. Move-in state of the apartment is pretty bad. We raised around 4 requests to get clogging, heating, painting, exhaust lights (hanging out) fixed. Lack of properly marked reserved parking lot is a big pain. Everyday someone or the other mistakenly parks in my reserved lot and I have to look around. The towing company says the tenants are not authorised to get any car towed and only the leasing office can do. When you raise a Maintainence request they say talk to security. The security team says they can’t do anything. The above two issues take away 1 star each. Otherwise it’s just ok to live here.

I am deeply disappointed by the apartment offered. I have lived in 5 different communities in the past years and this is the worst experience i ever had. If there was a 0 rating i would have given it. We recently(2 weeks) started the lease here, but had been painful living in the community. There are whole list of problems in the apartment but nobody cares here. The apartment we got was in very bad state with various issues including dishwasher not cleaning, faulty kitchen exhaust. Stained counter top in the kitchen, broken curtains, dirty balcony .... list is huge. We created a request to fix it and it has been more than 10 days now, the maintenance person came once and assured it would be done but then nobody has ever visited back. We are washing the utensils by hands since many days now and the office don't bother about. This is highly unprofessional, they just want people to pay monthly rent and don't bother about residents living there. You can't even contact anyone in the office about maintenance they would shrug off by saying we don't help in anything related to maintenance, you should rely on the website portal(which nobody cares about here). I would urge any future residents who are looking into this apartment please be aware that once you start the lease there would be no one taking care about issues in the apartment.

I've lived at this residence for 5 years now. My story is a quite happy one. Favorite things: + Admins were very helpful to me on a rough move-in because my car died. If you talk to them, they're willing to work with you. Always kind, informative, and professional. + Very quiet. At night, pin-drop quiet. + Maintenance request turnaround varies from 0 to 2 days time. Very fast and responsive. + Grounds are well maintained. I love the flowers in the spring and summer. Great place to live. Best apartment I've had so far.

Essex also offers below-market rent (“BMR”) programs at select communities. While this is not a rental assistance program, BMR units may be available to residents who qualify based on their annual household income and the number of individuals living in their household. To determine if the community you are interested in offers BMR options, please contact the leasing office for more information.
