Thomas was WONDERFUL!!! Trying to help my son facilitate a move from Ft. Myers to Tampa from South Carolina to start a job in less than two weeks was not easy. We had to choose an apartment sight unseen, and do everything online. We found The Flats online with less than a week left when we were in a complete panic. Thomas went above and beyond. He was helpful, honest, and got everything done in our ridiculous timeframe. We are very thankful for everything he did and the apartment is great.

Updates 5/12/22: Pros: 1.The dog park has been updated to fake grass. My dog loves it! (See pics for before and after) 2. Really lovely neighbors! Folks are pretty respectful and it’s generally quiet. 3. The staff and maintenance are still really great and quick to respond any issues! Issues are still typically resolved in 24-72 hours. 4. We work from home and after two years can say we’ve had a great experience with the wi-fi. Cons: 1. the front gate is faulty and is broken again. Some neighbors have had cars stolen in the past few months. Police are here fairly often. 2. Some parts of the streets have been paved but there’s still quite a bit of the road that is hard to drive over. There’s also trash and garbage that have been on the ground for months still. 3. Certain amenities are less accessible or functional. I.e. the gym has limited equipment. The grill is often not filled with gas, the pool area has had all entrances closed except for one due to outsiders going into the pool. 3. Rent increase- many neighbors are leaving because of the steep increase ($350 increase for our 2/1) for us the increase went from 1192-1592. Last year (2021) rent increased by just $50. —————- Our friends recommended this apartment complex to us. We moved in a few months ago. It’s very quiet and a bit tucked away. The pool area is magical. The pool is y shaped and surrounded by lush greenery. There’s also a small and simple gym. I haven’t tried it yet but it’s got the basics as seen in the photos on google. There’s also a small dog park with plenty of shade. There are also several dog waste stations around the complex so there’s easy access to doggie waste bags/trash cans. The complex has the grounds cared for once a week. If there are any issues that arise staff are very friendly to work with and display meaningful customer service. The complex has a decent system for reporting and requesting maintenance. The WiFi is reliable and has good speed. My husband and I both work from home and have had no issues. It is an older complex so some parts look older (the porches) but many parts have been renovated including the apartments. Overall this is a pleasant, affordable, dog friendly place to live with quality amenities.

I love living here. Thomas and Nancy are both so kind and great communication compared to prior properties that I have leased. The grounds are lovely the neighbors are quite. I would like the breezeways to get the carpet torn out as it holds odors and who knows how long its been. My doors also seem to have seen better days, some touching up. But that is truly my only gripe.

I've been a resident for almost a year now. I love the community and location. Management team Tom and Nancy are the best and make you feel at home. The maintenance team Andres and Fidel are the best. Any request I submit small/large, urgent/insignificant they are there the next day to repair.

Rent fluctuates based on demand and the lease term, but is roughly $1050-$1150/mo for a 7 mo lease. Trash is added onto the rent bill, and is roughly $30. Electric was about $75 for a hot October. That may have included $25 for hook up/transfer (can't remember). You can check out prices and availability for apartments at rentcafe.com (NOT a paid endorsement). Do they take me on a tour first then give me my key?

There's a different company in charge compared to when I started renting, but I believe they did. They also gave me a sheet to document problems I found around the apartment.
