If I could put half a start I would. I have been without heat and air for 5 months now. Most of the reviews in here are correct. Whoever the current management is doesn’t answer emails,calls, even face to face. I constantly try to be patient I even take notify them if I’m a little late. But this right here is ridiculous. I literally have a half of a stove, no heat and air. I have a child with asthma who’s constantly having trouble , I ended up sick having to open windows at night. My house is constant 82 degrees and the communication between maintenance is horrible I don’t even know what the new guys look like. They are so quick about rent but that’s literally the only time you hear from them is if you owe anything which is ridiculous. I think a lot of times courts and evictions aren’t fair(no I didn’t get evicted) they are so quick to look at the money part of it but they aren’t looking at things like the constant management changes,the lack of up keep, and lack of communication. We had 11 management changes in 6 months. Sundance didn’t last 2 months. That guy had slumlord written all over him, falsifying documents, my husband and I moved out and gave 30 days notice and he put that we were evicted for not paying rent which was a total lie. My sister stayed there and he started messing with her unit when she was late, her refrigerator went out and he refused to replace it. It just wasn’t worth it. We were tenants when Arcan Capitol was management, that’s was the last half decent management they had, and I say that loosely.the infestation ,the lack of management ,the non communication, I’m not sure how they are still even open.

Stay away if you want peace of mind. If I could give this a negative rating I would. The management changed twice during my stay. Old issues still plague the apartment. They decide to shut off water for hours without prior intimation, sometime twice over a week. Few weeks back there were gunshots fired in the parking lot. The apartments are moldy and whatever superficial gimmicks there are like the granite countertops and new carpets they still cannot conceal the underlying flaws. There is the biggest gym in there but half of the machines are out of order. I found multiple issues over my stay. My packages got stolen from the door. The apartments are cheaper than most in the area but maybe couple of hundred bucks more would have brought me peace of mind. The management is least interested in helping out with your queries and concerns. They decide to shut their portal down without getting a new one in place. Things are not properly planned out and everything is handled very shabbily. Take my advice and stay away.

The worst apartment complex I have ever lived in. My AC has been out for a couple of months. The freaking kitchen ceiling has been leaking since May l have reported this when I first noticed it and nobody came to check it out. So the next day I went to the office and reported it again in person.They lied and said someone would be here in the next couple of days nothing came from that visit. So I have been calling and doing the online maintenance request (9 or 11 request) nobody has been in contact and on top of this my bathroom has a leak all know is save your money and headache DONOT DONOT DONOT COME HERE

WISH I COULD LEAVE ZERO STARS!!! We are incredible tenants. Never had a complaint on us, never pay rent late, actually we always pay it early in advance. Never been rude to the staff despite the countless number of problems here. My apartment has flooded about 9 times from the upstairs neighbors, our own toilets, our laundry unit and our dishwasher. The carpet is damp and there is water damage to the ceiling, floors, and the baseboards around the apartment are separated from the walls. Our toilet in the master bath got taken in OCTOBER and we have not been given another one. The lights flicker, our dishwasher is broken, and now our other toilet is broken and we are stuck without a toilet. The office never answers the phone, nor emails, and they are closed throughout the day all the time. Now, we have an unanswered emergency maintenance order in for having NO working toilet in our apartment. We had to leave our apartment overnight and stay with family once because emergency maintenance informed me he was “out of town” while our apartment was completely flooded and we couldn’t get water to stop pouring out of the ceiling vents. We have a ring camera in our apartment and maintenance came and walked around our apartment for 30 seconds total and then left. It is always our responsibility to clean up all of the water and it is absolutely ridiculous. Our upstairs neighbor has not had AC since last summer. That is nearly an entire year and I’m talking with a lawyer to get out of here as soon as possible. I live here with a 1 year old and it is inhabitable.

They will run your credit and if you have bad or no credit they'll charge you (i forget how much but its definitely in the hundreds) to "mitigate risk"
