Please do not read these reviews and do like I did and gave this company a chance. I was suppose to move in last week. I notice that my contract and the payment portal did not have the correct amount. I have reached out to the person that sent the lease, and everyone else including the property manager's manager. Please know this company will take your money and has no urgency to call back

I never write reviews, but this company is such a joke that all buyers need to beware. The problems will begin with the leasing process, which proved for me to be a bait and switch. For instance, after specifically asking, I was explicitly told that there was no monthly lawn fee. Then, at the last minute, a $90 fee showed up in my lease. Granted, I technically could've declined to enter the lease, but by then the company's dilatory processing of the lease precluded timely finding another residence. The listing agent said she'd contact someone about a concession, but I never heard back from her. Then ironically, when I moved in, the lawn was up to my eyes and I had to contact the company for it to be addressed. But, forget about maintenance! I've contacted the company multiple times for maintenance, and nothing gets resolved. No garage door openers? Too bad, you're apparently not looking in the correct place, or "they've been stolen" and aren't reimbursable. Dishwasher doesn't work? Too bad, you'll be the one who has to contact the manufacturer and they'll be there more than a week later, leaving you with standing, stinking water in your appliance, breeding bugs. Water totally stopped working in your residence? Too bad, maybe it should have happened during business hours (though no guarantee even then). That's right, there is literally no water coming into the house, and that's evidently not an emergency warranting immediate attention. Maybe tomorrow (but maybe not). Do yourself a favor and stay away from properties "managed" by this company -- the only thing they do is take your money.

I paid my holding fee weeks ago and I haven’t been able to speak to anyone. I got a email saying they got my email but they are not working at all I was told I could move in in 7 days. Now me and my kids are about to be homeless the 1st.

Do not rent with this company!! I paid my holding fees on Oct.14th, told them I wanted to move in by Nov.1, was told that wouldn't be possible due to the water not running, I pushed my date back to Dec.1! Well on the 22nd, WHEN I CALLED, I was told the water was fixed but keeps shutting off! They believe it was the breaker box? And would need to do the rewiring, well I can't wait that long! So I requested my fees back and was informed it would take 2 days! Now on day 3, WHEN I CALLED, I was informed it was not even processed!! I am about to be HOMELESS with 2 kids around the holidays! I gave them my everything!!!

Is this a legitimate management company?

How long does it take to get a move in date? I placed my holding fee on 1/19/2020 and still haven't heard any updates. I was calling often to inquire about the property that I put the holding fee on but it seems as if I'm not getting answers

this company rents property that is overprice for the age of houses i stay in a 3bd and 2bath 1227 sq feet and im paying 1300 house was built in 1984 i was not able to use my own refrigerator because there is not a water line for new appliances

Seems once they snag a renter they fly and don't look back. This renter collects cars trucks boats and despite it being a town zoning law, nothing happens. 6 vehicles last count.

i have been at the property for nearly three months and all of a sudden there is a random general inspection that needs to take place i thought this would have been done prior to the move-in i do not have govt assistance this is annoying

How long are people allowed to go without a working stove by law especially when children are in the home ..my stove has been broken for a month now ..I've emailed and called multiple times getting no where ..

Oh you too? Check your city and county codes and ordinances regarding rental housing. In my state not having a working stove is a code violation. Check your laws where you live and contact your city's building inspector. They can tell you how to proceed.

I have been trying to pay rent through the web site. At least 20 times. It is now the 7 the day of the month. What is going on.

Whether it shows a balance or not doesnt matter cause you can pay ahead they are and still are a horrible company but i would do your best to contact them make sure you have the fund whether it be by card or credit card.

Depends on your county codes and ordinances regarding rental property. In my states they have 24 hours to fix it or it's a code violation.

How is it that you write back that it seems that I have been in contact with my regional office when...as I stated NO ONE ANSWERS THE PHONE! So how did you come to that conclusion? An even bigger question is how is this still even a company?

Hi Racheal! Thank you for your interest! Please note the following rental history guidelines below. Hope this is helpful. Again, thank you for your interest. Rental History: Up to 36 months of residency history will be reviewed and must exhibit no derogatory references (such as evictions, filings of initial evictions, or residential collections), and must have given 30 day notice to vacate to previous landlord. Any debt owed to an apartment community and/or utility company must be paid in full before the application can be approved. Forcible Entry and Detainers (Evictions) due to property damage, unpaid rent, drug use or any criminal activity will not be accepted under any circumstance. If you have no prior verifiable rental history, you will be assessed an additional fee of 1 months deposit or asked to provide a qualified Co-signer.

So I’ve called 4 times today and left a voicemail no one has gotten back to me. I have completed the process paid all the fees, it’s past 30 days I still don’t have a move in date? Any suggestions!? Because I’m getting frustrated NOW!

MRIPM has stressed me out! Got my security deposit on the 23rd of August!! They failed a Inspection on the 17th of September! Shantell Dallas now has since emailed me too tell me the second inspection will possibly fail! When i gave them my money that sure aint fail!! MRIPM needs too do better!! Just RIDICULOUS!!
