The commute to DC is isthemetroonfire.com and also depends on how many trains the new silver line needs to steal that day. The area is not quite a desolate wasteland of a railyard, but it's really clear that this was built to attempt to anchor a community that doesn't exist.
Scuffy JW is 100% correct about the building being a residential anchor. I'm surprised no one commented about the location being next to the Shady Grove Transfer Station. I'm not saying that is a bad thing, I'm just saying it isn't an amenity and the zoning in the immediate area is complicated.
