I’m not one to write reviews typically, but I made time today. When me and hubby moved in July 2021, we loved it here and the management was great. Things were organized, clean and the vibes were all good. Fast forward to May 2022, new management (RAM Partners) and vibes were no longer all good! The incompetence and lack of accountability as a whole is unreal. Let me start with what currently has me the most annoyed. We are moving today. Weeks ago my husband went downstairs to speak with someone on the management team to reserve the moving elevator for today from 9-12. I knew back then it was going lead to a bad experience, when he told me he spoke to someone and that person wrote our request on a yellow post it note, rather than booking it in their system on the spot. (old management had an app where we could book the time ourselves… it was great) The person he spoke to assured him that it was all good and we had nothing to worry about. Fast forward to yesterday, my husband went down to confirm our reservation. I’m sure at this point you can guess what happened. Yup, they double booked. They said there was nothing they could do and we would have to share the elevator. Sharing doesn’t bother me, but when we are paying movers by the hour and we have to share an elevator and moving dock, I’m bothered. Of course the management is not going take accountability. Why should I expect incompetent people to take accountability? Moving on to other problematic thing with the building …. The fire alarm goes off ALL THE TIME! Check out the other recent reviews regarding this cause I’m not the only one annoyed but it. Low key, management knows it’s problem, they can’t fix. They send email to tenants about it all the time. There is a spot in the garage that drips concrete onto your car when it rains outside. Literally the concrete won’t come off easily or at all. It happened to my car and my husband’s car. At first, we didn’t know what happened until one day when it rained and saw the dripping happening to his car. BEWARE of that spot. If you talk to management they will tell you to use hot vinegar water and a scraper to get it off. You would think they would block that spot, so cars wouldn’t get drip damage. Some of the tenants are amazing, while other are frequently having loud R-rated disputes across the courtyard. Not gonna lie, I’m more entertained by the petty fighting than annoying. In fact when it happens, I open my windows and grab my popcorn. Oh and apparently loud drunken incidents occurred in the grilling / pool areas in the summer too according to hilarious messy email sent by management. They like to yell at us in bold print via email. One of the doors getting into the building from the garage occasionally has a loose / hanging handle. And ALL of the main elevator buttons no longer have the number signs next to the button …. But they fixed the problem by poorly painting numbers next to the buttons. Their package system is occasionally a mess. I could go on about the mess but I won’t. The maintenance employees are great and two of the concierge employees. I’m sure only people looking to move here are reading this review and I wish y’all happy apartment hunting. May the odds be ever in your favor! & if you are management don’t reply to me with a weak apology / explanation for your incompetence unless you are taking accountability and running me a check to pay my movers for additional hours.

If you sort the review by newest, any of the good honest review doesn't appear until the timestamp starts saying 9 month ago or older. False fire alarm seem to have going off more since new management. Elevator floor labels are scraped off, if you get unlucky with a tenant upstairs, you will hear their every step or any music playing next unit or the kids running or crying in the hallway Anything inquire through portal also does not get responses.

Update: Add to the list a fire alarm on 10/6 at around 11:45 at night. Also 2:20 a.m. I wonder how many times I’ll have to edit/update this review until something ACTUALLY gets done. Very disruptive environment with all of the fire alarms, which has always been a problem but just this last week alone it’s been ridiculous! Horrible if you’re working from home or have pets or little ones. And the new management doesn’t seem particularly sympathetic or competent. In their latest correspondence they said they would “do they’re best to find the person that’s causing all the chaos!”. Nobody even leaves their apartment anymore because there are so many fire alarms which is a red flag in of itself. That is telling. - 9/14: ~4:20 am fire alarm - 9/13: ~4:10 pm fire alarm - 9/9: ~12:20 pm fire alarm Also, the front desk staff are no where near as welcoming or friendly as the previous JBG staff. You’ll be lucky to catch someone at the front desk half the time and if they are, then they aren’t likely to even look up or acknowledge or greet you. Not to mention someone tampering or scratching off the numbers in the elevators and management not sending out communication noting the seriousness/inconvenience of this.

Update update- 2/5 stars because the fire alarms and full building evacuations are unrelenting. Editing my review as I can’t sleep after I’ve evacuated Galvan 2x this night due to fire alarms (11:45 pm & 2:20 am) 🙃 Update- giving Galvan a new rating of 3/5 stars for the constant fire alarms. As a resident at Galvan, my anxiety for an evacuation at any given time is basically second nature now. Fire alarms happen about 3x per month, including ones at 4:30 am. Just something to consider. Also, they increased rent 14%, so we will look for a new home. My husband and I fell in love with Galvan Apt. when we were looking for our first home. Ms. Claudia Fetiva from JBG was our amazing leasing consultant and she has made the forms/moving in process so stress free!! We greatly appreciate the staff for working so hard everyday. We're proud to call this place our home.

The building is smoke free unless someone decides to ignore it. No smoking on balconies or at entrances to building either.
