PLEASE READ BEFORE LEASING OR PURCHASING PROPERTY IN THIS NEIGHBORHOOD INCLUDING MALLARD GREEN TOWNHOMES*** The leasing office is awful at communication, be prepared to receive alerts at any hour of the day or leave numerous messages to the office before getting a response. Good luck dealing with lack of urgency for any repairs or questions regarding the website to pay for rent. I suggest you look elsewhere for better property managers or a decent leasing office. If I could give a rating of 0 I would do it with no hesitation. Please pay yourself a favor by avoiding this neighborhood at all costs as it’s not worth a single dime dealing with the management and office in regards to property rights, documents and repairs. If you’re a college student looking for housing I suggest looking elsewhere unless you’re prepared to deal with this office. The old management was 100% times better before this new one took over. PLEASE look elsewhere and save yourself the constant stress and headaches. Anywhere from dead mice in the basement to snakes in the backyard. Good luck.

Been living here for about 3 years and the complex has improved greatly since I first moved in. Chris has really helped shape up the place and has done so many things to improve the quality of the apartments. Management is extremely helpful and friendly and is continuing to make this place a wonderful place to live. Would definitely recommend for anyone looking for a laid back and comfortable place to live, especially anyone who will be living here for a couple of years as improvements are still being made every day. Love living here!

I keep updating this as the saga to get our security deposit continues. I called about once a week for 5 months to remind the new management team to look into why we hadn't gotten our security deposit back. They said previous management kept poor notes. It did take 5 full months after we moved out, but we did eventually get our deposit back. Hopefully it isn't this frustrating for new residents.

I lived at the apartment since 2016 completing my master's degree. At the beginning of my stay with prior management, I had a good experience. Despite all the challenges most everything was taken care of. Right before my lease was about to end, the neighbor above me leaked his toilet into my apartment twice. The second time was a nightmare. My smoke detector was drenched in toilet water and would not turn off. Maintenance came and took the detector out on a Saturday and put in a new one. They left me in sewage water the entire weekend until Monday and never put in a dehumidifier until Tuesday. Then they only kept the dehumidifier in my apartment for a day. I let them know I am a thyroid cancer survivor, and they did not seem to understand the severity of someone with an autoimmune disorder breathing in mold and living in sewage. The new management that took over in 2019 is not very considerate of residents. They sprayed my apartment with some nasty organic spray. It was ineffective, and the ceilings were not replaced properly. Even with legal help, the management did not seem to care and kept sending me letters the attorneys could not read. I could smell mold in the apartment when my windows were closed. My bathroom had a mouse in it that they trapped and killed. My outdoor light was never fixed. Management told me they fixed the neighbors toilet and they never did. Trash built up outside my apartment all the time. The location is excellent, and the apartment was pleasant from 2016-2018. I called the city to let them know how I was treated, and they were appalled. I was an excellent tenant and always paid my rent on time. Despite the vendor's damage and the neighbor above me, I had improved the apartment. When I moved in nothing was cleaned or painted, the dryer wasn't set up correctly with hot air entering the laundry room, and there was mold from a big leak in my storage closet. All of this was taken care of since prior management and maintenance always took care of me. After the toilet incident and leaving me in sewage and mold, management acted as they did me a favor to break my lease after the way I was treated. They would not reimburse my rent while living in sewage. I had to sleep on an airbed in my living room for a month with the windows open at all times. With the crime in the area, this was a real risk. They put me through a complete hell. I warn anyone who is thinking of renting there to think again and find a place that cares about your well-being! They are just waiting to sell the complex for parking to UNCC, and they do not want to invest in anything. I heard many horror stories while living there. There is also increased security issues with guns and criminal activity. Find a place away from the school where you are less of a target. It was great for parking, and it was a nice place to live in. However, now it is a living nightmare. I am just glad I got out of there. I had to move during the last two weeks of graduation which was hell. Beware!

Depends on the home that best fits you. Townhomes are one months rent and 1 and 2 bedrooms are are half of a months rent
