I am a new resident at Live at Noda and so far I am loving it here! I would say a lot of residents are mostly concerned about safety which is very understandable due to past events that have happened. I moved in early March and missed alot of those events. So far (to my knowledge) the only safety concern I have had is the parking garage gate being broken on and off for a few days but it has been function properly for awhile now. My interactions with the staff have been amazing! Alexa has been such a huge help when I was signing and for services needed in my first few weeks! The maintenance team is great! I’ve even had a work order submitted and then completed within 2hrs! The complex seems to put on two events a month and they are a great way to meet your neighbors and do some fun activities. The dog park (while small) is great! Everyone there is friendly and knows how to handle their dog properly. Dog waste bags are quickly restocked when they run out. The construction right next door is very unfortunate but all of Noda is a construction zone right now. Overall, I cannot speak on others experiences living here but so far safety has not been an issue for me and I have not had any issues with management. I will be updating this post if that changes.

I’ve been a resident here for ~2 years, and I’d unfortunately advise you to avoid Live at Noda. I really wanted to love this place (and have valid pros and cons) but I’ll explain in detail why I left them 2 stars. THE BAD: - Safety: My girlfriend’s locked bike was cut and stolen out of the garage, there was a suspected gunman on the premises, a homicide around the corner, broken windows, car break-ins, and guns fired in the parking garage. A lot of these things are out of management’s control and safety is never guaranteed, and I totally get that. But it’s their job to over communicate, respond and act quickly, and prioritize their residents’ sense of safety. Instead, they’re dismissive, fail to communicate, and let residents sit there confused if it’s safe to leave the apartment or not. - Security: The parking garage gates will be left wide open for weeks on end allowing anybody and everybody access to the building. They’ve even sent aggressive text blasts to the whole apartment complex blaming residents (saying drivers get too close to the gate) for what is actually fundamentally flawed engineering. - Repeated and constant issues with management: I know a little bit of turnover is expected anywhere, but here it’s constant. It’s not uncommon to have to re-explain things you’ve already explained to multiple other employees. When my girlfriend and I moved from one apartment to another, the new management (Knightvest) lost our lease in the transition and forced us to go through the entire moving paperwork process again. This is concerning because a lot of confidential information is exchanged in the process. I’m a human being, and I understand that mistakes happen. But don’t let internal communication issues be felt by residents who pay a premium to live here. - Lack of Transparency: They nickel and dime you every step of the way when it comes to sub-letting or early lease takeover. There’s essentially zero flexibility unless you pay an exorbitantly high fee. - Construction: If you do decide to live here, expect lots of noise, frequent roadblocks by large tractors, glass and nails all over the area where cars enter and leave the garage, construction debris, dust all over your car (even if it’s parked in the garage). THE GOOD: - The apartment complex is super nice, modern, and well-maintained (pool, game room, fireplaces, arcade, back area, etc. are awesome). They also offer a really nice variety of floor plans to fit whatever you need. - Alexa and a few other employees I talked with have been very friendly, helpful and professional (it’s mainly the Upper Management all the problems stemmed from). -Cleaning and maintenance staff are amazing, friendly, and quick to solve any problems. - Close proximity to the light rail for easy access to areas like Noda, Uptown and South End

I feel very conflicted writing this review, as I genuinely wanted to love this complex. I have lived here for almost two years, and I have seen both good and bad things happen during my time- hence, my 3-star review. CONS -Safety--Since living here, I have had several safety concerns (my bike was stolen; broken window in the parking garage; car break-ins, a homicide, and a suspected gunman around the premises). I know safety cannot be guaranteed anywhere you live, but I also think it is useful to be informed on incidences of crime so you can make a decision that is right for you/ your family. I have personally not felt safe, which is why I am leaving. I also felt like my safety concerns were sometimes dismissed. - Management-I know turnover and a shift in management is inevitable wherever you may be, but it feels like these changes have been more frequent here, and with this change comes a lot of disorganization. With the change in management, my lease was somehow lost in the translation, and I was frequently getting phone calls from Knightvest (the new management) about information that they should already have (which is concerning, given you disclose confidential information). Also, there is literally no way to break your lease early without paying a high fee. There is no subletting or lease take-over allowed here, which is very frustrating. -Construction-- There is tons of construction going on, particularly two complexes in the midst of construction right next door. Tractors are in and out, oftentimes blocking the entrance to the parking lot. It has been loud, and the dust makes my car extremely dirty (even when parked in the garage). PROS: -Apartment complex is extremely well kept (pool, game room, fireplaces, etc. are incredible) -Maintenance and cleaning staff are AWESOME (prompt and super knowledgeable), and Alexa and some others I have interacted with on the team have been professional - Floor plans are spacious, and appliances aren't super cheap - Community events- I love love all the events that were organized here

1- there is a walking/running path and bike path that runs parallel to the light rail and past the community. But like anywhere, always be aware and careful. 2- the apartments do not come fully furnished but there are several companies that you can rent furnishings through. 3- the one bedrooms are starting in the mid $1100 price range and two bedrooms are starting in then mid $1600 price range. Very good pricing for this caliber of community and in this area.

Are these brand new apartments or condos?
