This neighborhood is the worst neighborhood I have ever rented in this country, my motorcycle worth $8000 was stolen under the covered parking I purchased, the neighborhood is not responsible for anything, if you are a motorcycle owner, please be careful your motorcycle disappears early the next morning. When I moved in the property staff seemed friendly and polite. But recently they changed the management staff and the office lady is very rude, uneducated and mean. I am so sick of talking to them. They will try to empty your pockets at the end of your contract. And ask for high maintenance fees. You know their apartments are very old and often need repairs and they will use this as an excuse to extort a large amount of money from you when you move out of your apartment. Finally, my advice is to spend more time looking for a more cost-effective neighborhood than here.

I couldn’t be happier that I’m leaving this place, with that being said I’ll start with the positives: maintenance requests seem to be answered quickly, they maintain the grass decently well, and there seems to be plenty of parking. The rent USED to be part of that list but I just can’t see a reality where upping the rent to $1100 for these gross apartments makes sense at all. The two biggest issues by far are the roaches within the buildings and the bad area that it sits in. I first noticed roaches in my apartment within a month of living there. Came to find out that it was due to a hole in the wall that was just lazily covered with the Island in the kitchen. Once that was fixed they showed up less, but they are still around. In regard to the area there are gunshots, police standoffs, and everything in between that happen every week. Oh and there isn’t central air, it uses an AC unit that would be in a bad hotel that’s extremely loud and doesn’t work that well.

I was recently asked to transition to a new apartment unit after having occupied my previous apartment for an extended period of time. The staff at 5104 E. Van Buren, Phoenix, were enormously helpful in facilitating my move, assisting me in every phase of this relocation. Office personnel Christina, Janet and Iris were very generous with their time and were fully considerate of me as a valued tenant, making me feel more at home here at Valencia Park than all of the previously assigned office personnel that I have known during the many years I have resided at this address combined. I only hope that they remain in their present positions for at least as long as I continue as a Valencia Park tenant. I truly do feel that they earnestly care about me as an individual, rather than simply as a source of rental income for the establishment.

Just moved here a week ago. My electrical outlets needed to be replaced and the maintenance team completed the work right away. Office staff has been very friendly and professional, as well. The grounds are well kept and all my neighbors seem very nice and take pride in their patio spaces (lots of plants and decorations). My apartment is clean and nice. No complaints so far!
