They will not refund your full security deposit. Our whole family went up there to clean the apartment and we actually left it in better shape than when she moved in. They deducted $75 for vacuuming carpets, $75 for cleaning bathroom, and $75 for cleaning kitchen.

The building manager is great, helpful, and always available to help. The convenient location is great. It is close to everything but still "in the woods". The apartments are a nice, blank slate to make your own. It is difficult to deal with some of the "unfavorables" that slide their way in; fighting, slamming doors, screaming at each other, super loud music at all hours of the day. That makes it a little rough for those of us who have jobs that require us to actually sleep at night. It sucks, because MOST of the residents are good, respectful people. My only complaint would be that the bad seeds seem to be allowed to stay beyond their welcome. Eviction is a difficult, lengthy process I've been told, though. Regardless, The Orchards is a super cool old building, secure, with off street parking/garage and onsite laundry that is clean and newer. If the obnoxious tenants were more quickly ejected, I'd give it 5 stars honestly.
