this is my experience living at mad flats for about 6mo. my shower has been ridiculously hot and won't get any colder for over a week. the building apparently switched management companies at the worst time for me. the former owners ignored my emails and texts for several days, then we found out the complex was no longer owned by Thrive. i still am unable to shower without being in pain. the maintenance person came and looked at it but apparently it goes deeper than they are allowed to fix and many people in the building are experiencing plumbing issues. i was also notified they would be raising my rent $300 before the owners were switched. so to clarifiy: $1200/mo for a studio apartment with no parking space, no oven anywhere in the building, and really no amenities at all other than the rooftop. don't live here.

Was hesitant at first based off of old reviews. Very happy being here and have had zero of the problems people experienced with old management. The studios are quaint, but fine. The front is secured with a key fob and there's an Amazon hub for mail packages. The rooftop view is amazing. I've dealt with Aimee on a handful of occasions and she's a complete gem. Does what she says she'll do and always gets you an answer quickly. Glad I moved in here.

This building had bed bugs, my packages would get stolen, and you could never get a hold of anyone. One time I arrived home at midnight at my key fob was not working. When I went to Alder flats to get it replaced the next day, it still did not work and I had to Uber there and back once again, and it still did not work so they had to give me a code. Which she said the first time around there was no code available. Still waiting for my security deposit to be returned to me to this day. Even after multiple e-mails with Jo Gerdin, I have not received it. Do right by your tenants that always pay their rent on time and return their security deposits. The only helpful person was Erica, but even then I still have yet to receive my deposit back, after leaving my studio in mint condition, and providing my forwarding address multiple times.

The apartment LOOKS good at first glance but if you look any closer you will see how cheaply made everything is. This is not a big deal because rent is also pretty cheap for the area. However, the layouts of the spaces are very poorly done. There is a lot of wasted space (these are micro apartments btw) with awkward corners and strange angles. So the actual space is not great. My favorite thing about the place is the complete lack of communication. I get voicemail 9/10 times I call. I had to call them to get the keys to the apartment on move in day. I had to play phone tag for days to get my mail key. And even when management was on site they still weren't around to keep the appointments they set up with residents. Recently, I called to let management know that packages are being stolen. I am not blaming Mad Flats for this but I wanted to tell management so they could warn residents. She even said that other people had told her the same thing and she still hasn't put any kind of notification out. Very glad to be moving out. 1 star because it is shelter and the rooftop deck is okay.

Fleming Morrison, yes the building does have an elevator. The building is 7 stories tall with a fantastic rooftop and amazing location in Cap Hill!
