I lived here on a sublease with previously unknown roommates. I guess that's a personal mistake. (Always vet who you're living with.) There are very many upsides to living here. The one downside was that when my roommates were harassing me, the building would not let me out of my sublease without their express permission, which ended up in many months of back and forth struggle, and a lawsuit. I met a lot of cool people here, and the area is cool. I would recommend that if a tenant is dealing with a threatening and harassing roommate, that the building take action and offer the victim a chance to end the lease without involving the other lessees. Other than that, the building was clean. My building manager was responsive. The complex is beautiful and huge. It is quiet and safe. Never had any issues, including at night time. No pests or cockroaches. Giant is close. Metro is an easy walk. S buses to downtown are close. Nearby places to walk. Would recommend solo or with friends you know.

NO Security. Absolutely no secure they remove the courtesy officer. They keep telling you don’t leave things in your car as if that is causing people to get their cars broken into and stolen. Airbag paradise for thieves. But if you want to hear the real deal just download one of those news apps like the citizens app. We have a guest suite but you cannot use it on the weekend. No one available to clean it. The gym is included in the amenities when they wowing you on why you should live here but no one seems to know when it’s going to be completed. Gym update it is finished and its nice. Shared laundry no attendant. I have learned to live with it. I would say the people on the top floor deal with excessive heat in the summer because the units aren’t Equipped for the larger size rooms. Drafty windows. As soon as it’s nice outside they’ll turn down the heat and forget to adjust it back at night. Mind you all summer my apartments been extremely hot with central air. I even purchased a separate thermostat so I could monitor it to make sure I wasn’t going crazy. When the technicians come they stand over the unit and measure the air but that’s not a true measurement. You’re supposed to be in the middle room when you measure the air. I would definitely stay away from the top floor because it’s also extremely cold until the heat comes on in October. The top apartments aren’t insulated. I will say that the service people to come when you call them. Update: I got a new hvac unit. You can have the exterminator come twice a week every week if you need. Well building manager is pleasant. But we don’t seem to have a building manager in the lobby anymore. But they tell you when you’re signing a lease that every building has a Building Manager that sits in the lobby. They also change their office hours they no longer open on the weekend but for some reason they failed to tell the client which is the tenant. I don’t think it’s not a bad building but I think the communication sucks.

So, to echo what a lot of people have said: there seems to be some real pest issues that vary building to building. I never had any issues with mice, but I've had loads of roaches waltz out of the drain or fixtures. Management will send people to spray pretty promptly when you call (at least in my building), but it's a persistent and gross issue. See picture for what I mean. Buildings are old, expect unwanted visitors. Also, utilities are very much *not* free as often advertised on apartment rental sites. They gave free utilities for the first year I was here and then switched to ratio billing (give it a Google). I am not sure if they're still offering free utilities for the first year to new residents. So you're paying around $1650 for a one bedroom with another $100 ish in utilities on top. Parking is free at least. Location is really good for metro access, there's a grocery store within easy walking distance, plus downtown silver spring. Resident services are really hit or miss. No one seems to monitor the emails sent through the resident portal (why have a contact form on there if you aren't checking the email box, y'all) and you have to hunt around for contact details for staffers to get someone to actually respond. Maintenance requests are about the only thing that gets a timely response (which is good), otherwise front office staff is kinda rude, say they'll do something and don't, or otherwise don't respond. Even asking for info about their community garden was like pulling teeth. I'm guessing they aren't paid much. Also, the walls are thin and if you're talking to someone on the phone in the bathroom, your downstairs neighbor can easily listen in lol.

I can't imagine living any other place than Submit Hills. It's safe, clean and affordable. I have lived for 2 years and I just renewed my lease for the coming two years. A wonderful place in the Area! I wish if they had a hardwood floor 😕. Otherwise, I would recommend if to anyone one

At this time the fitness center is only available for use by Summit Hills Apartments residents.

The schools you feed into depend on the building you move into because not all the building gs in the same compound go into the same school. So if you know your building check what school you feed into. Chevy chase Elementary is the best in the area. Good luck.

I've lived here for three years. It is really nice and quiet here. The apartments are nice and well maintained. Some of the remodeled apartments are really nice but I live in one of the older ones. The appliances are a little dated but, they are in really good condition. The management is really nice and if There are any maintenance issues, they usually respond to it right away for emergencies and within 24 hours for anything else.
