DO NOT! I repeat do not!!! listen to these reviews anything that was written have to be written by the leasing office. They are awful the genereal manager is beyond rude. Their units are all the way f-up and they are rat infested like really rat infested, it’s disgusting. Do not do it to yourself. Just don’t I warning you!! I have to edit this review to to let y’all know the general manager Giovanni is a nightmare. She is beyond rude and her subordinates have talked to me on multiple occasions about her awful leadership skills I surprised she isn’t fired. You know this apartment complex is desperate for a manager because no one in their right minds would hire this very very sour woman. This is a warning listen to the reviews. This fake 3.5 stars are lies this place is the worst place you can live in Montgomery county.

I’ve been here for almost a year now. Speaking about the apartment it’s self I would give it 3 stars, which is why i gave the entire rate 3 stars. It’s a very spacious apartment (especially for a 1B1B). I like how there’s no lobby that’s needed to enter your apartment, you’re able to go right to your apartment. Maintenance is kind of quick to fix issues. My door needs to be fixed though because the lock on it doesn’t seem that secured. They make residents take everything out of the cupboards, and move all their furniture an inch away from the wall, in order for exterminators to come and spray pesticides. If you don’t you’ll be charged which is ridiculous, considering I’ve always seen roaches and mice come back within a few days after the pesticide workers come. They don’t make visitor parking easy, considering the QR codes on their signs are rubbing off, so they don’t load at all. I tried mentioning that to them, and I felt I was basically treated like I was stupid. Only 15 people (unless it’s been changed) are allowed at the pool at a time due to Covid restrictions. I appreciate that they’re taking measures for Covid, but it could be the same 15 people everyday to go to the pool bc it’s first come first serve, which doesn’t seem fair to the rest of the 1000+ residents. Aside from the apartment, Oceanna, who works as management is very nice and helpful. There’s another lady though who works in the leasing office, who I didn’t think was that nice. I went to the leasing office once and was going to ask her a question about my rent, but she was already heading out even though it says they’re open til 6pm and it was around 5:30pm. Before I asked my question, her tone as she was talking to me just sounded annoyed. Then there was another time I went to the leasing office to ask about being able to pay online. Again, throughout the whole conversation she sounded annoyed for having to help a resident. I understand it’s probably been a long day (for all of us), but some people aren’t able to come earlier until close to closing time for help due to work. I would give management though 1 star.

I lived here for 2 months before moving out. Here were the issues: - My apartment was infested with roaches when I moved in. After multiple exterminations, I would still see them around the apartment. - The apartment was not clean when I moved in. Cabinets had grime caked on, shelves were sticky and gross, etc. - Overall, it was run down. Poor paint jobs, old flooring, countertop warped so it was difficult to use. - A pipe burst, causing my whole apartment to flood. This was handled very poorly by the property, who tried to put down the old carpet after drying it out instead of replacing it! It smelled and looked terrible. - The washer and dryer in my building were permanently broken, with no plans to fix them. I was told to carry my laundry to another building. While the grounds are pretty and the staff are very friendly, that does not make up for the plethora of bad experiences. This property violates county code and you don't want to live there, I promise.

DO NOT MOVE HERE. Read the entire review. Edit Things have begun to improve since I left my previous comment. Edit August 13, 2022 I deleted my original review because things were starting to get better. Maintenance started showing up, and pest control sprayed my unit. Things looked like they were getting better. Unfortunately, I was wrong. The office was just appeasing me. Nothing has changed or gotten better. My lease began on 4/29/22, and it has been the worst decision ever. I’ve had seven recorded maintenance issues within the first two months. Some include discolored water from the tub faucet due to rust and corrosion (still a problem. I have pictures)—non-functioning AC, a shifting floor problem, and so much more. However, the bugs are causing me to lose my mind. My unit has been fogged twice, sprayed numerous times, and received numerous gel treatments. The bugs have worsened! I have multiple pictures and videos of roaches in my unit. Last week, a bug was in my bed! I can’t store dry foods in my pantry or utensils in my drawers. It’s like I’m living in a nightmare. The crazy thing is my apartment is clean! Pest control and Oceanna remarked on how clean my unit was during their last walkthrough. They don’t know where the bugs are coming from. A code inspector from Montgomery County Housing Authority did a walk-through of my unit this past week. He doesn’t know where they’re coming from! Unfortunately, there was nothing (aside from getting my smoke detector fixed and installed adequately) he could do. I wish I could say the office is helpful, but I know my constant complaints have left a bad taste in their mouth. Most of my communication has been with Oceanna, but I want to speak with the property manager, Giovanni Stanley. I’ve sent emails to the email address I was given, but I’ve never got a response. I wonder if the complex wasn’t made up of Brown and Black folks if our living conditions would be better. If management would actually give a damn about our complaints. Yesterday, I reached my breaking point and contacted the Montgomery County Renters Alliance and my lawyer about this. I have to get out of this lease before the fall. It will only get worse from here. Advice to folks looking, don’t move here unless you want to deal with bugs and maintain issues.

You couldn't have said it any better Adrian. The customer service at crystal springs apt is second to none. I was amazed at the patience and respect of the staff. I'll recommend anyone looking for a decently priced apt around Aspen hill/ silver spring to stop by at crystal Springs, you will be pleasantly surprised.
