Its clear anyone can work here. The clerk of courts misspelled the defendant's name. They apologized for the mistake but still made me pay to correct it. Then after having my eviction documents approved by a housing court specialist. The Judge still says its all wrong. Meanwhile, the defendant is breaking into other units of mine claiming he lives there too. I've made six police reports still no arrest for breaking in entering. No justice for homeowners in Ohio. The system is a complete fail. The housing court will take your money and never help you. It doesn't matter if you follow all the steps on there eviction checklist. Ongoing for three months, they've added more forms since I started the process. Its all about money they can care less about helping homeowners.

These people are EXTREMLEY unprofessional, me and my parents took my so called aunt to housing court because she wouldn't leave and had a unknown man who not only didn't live at my home but he was also a unknown grown man around a 10 y/o child & this court still did the bare minimum a'/or nothing at all. Would not recomend going to this court for anything

You should of received a 3 day. Eviction notice first within the month stating why the are evicting you. Example..non--payment of rent. Even if you moving. They still can take you to court and try to collect on past due rent or damages. But the landlord his to file an eviction with the courts.then you have to be served a court date. If you received a court date. You can also can file a countersuit and dispute reasons for non payment of rent and ask for a dollar amount. You would have to go file with the courts and pay a fee of $25.00, prior to going to your eviction court date. Go and speak to a housing specialist first down there. Also, if you can get a statement from that neighbor that your neighbor. That can help prove your case and sue the landlord for deformation of character. Disclosing your business to a 3rd party without your permission. From this point on save all conversations and text messages emails voicemails from your landlord to help prove your case.

Sending them a 30days notice to fix the lock and give you the keys or you are going to take them downtown and file with the housing court for maintenance issues and pay your rent to the courts until they fix it. State that if they do NOT fix the issue in 30days. You will seek legal action. In the state of OHIO. YOU CAN NOT XHANGE A TENANTS LOCKS WITHOUT PROVIDING THEM A KEY. THEY ARE BREAKING YOUR LEASE CLAUSE. Now you can change your locks but then they may come back on you for damages and state you did not get permission to change them. I would send a 30days notice first stating "YOU NEED YOUR LOCKS CHANGED ON FRONT DOOR AND PROVIDE A NEW KEY OR YOU WILL FILE YOUR RENT WITH THE HOUSING COURT UNTIL THIS MATTER US RESOLVED.

First. Even if its a month to month lease after one year of residence. You still need to give your landlord a 30days notice. Reason..this gives them time to place an ad in the paper for a new tenant or just look for a new tenant and cover their rent expenses for that month. It has to be in writing. 2ndly..if the lanlord refuses to do a walk through. You have to prove to the courts you made an effort to meet with them or reached out to them. Its good you have video of the unit prior to leaving. If they refuse to accept your keys and you don't have an address. You can take the keys to the post office and mail them off to the old address you lived immediately after moving out. Keep your post office receipt and notify the landlord the keys were mailed from the post office next day air or 3 day certified mail to the last known address. 3rd..never do any repairs to the home Unless its in writing as agreement with your landlord as part of your lease agreement.
