My first time ever writing a review for a place - I genuinely hope this stops people from living here. To be fair, if you don't have any issues that push you to interact with the leasing office or property manager, you'll be fine. The apartments are nice enough, it's a really good location, it feels quite safe, and the front desk staff/concierge folks are really kind. However, if you run into any longer term or harder to fix issues and you have to work with the property manager, Patrick O'Meara, it's likely not going to go well. The other reviews about Patrick are spot on, and it's honestly shocking (but also not) to see how many people he has treated the same way that he treated my roommates and I. I am not someone who gets my feelings hurt or can't handle confrontation, but Patrick left me and my roommates in tears in multiple occasions. Without explaining everything, for one example of how he treats people - we had bed bugs and I was concerned about a chemical treatment because I have an auto-immune disease, and he (refusing to let me into his office even though it was a sensitive conversation about my health) told me in the middle of the public lobby that I was being selfish and forcing my roommates to deal with bed bugs because I cared more about myself than fixing the problem. All of my roommates and I moved out largely due to Patrick - we genuinely would get upset and uncomfortable walking past him in the building. No one deserves to be treated the way that we were in our interactions with him. I know most reviews are (and should be) taken with a grain of salt, but I would really recommend finding somewhere else to live if it's possible for you.

Leasing staff is horrible! Rude and dishonest - help yourself and avoid this building at all cost. The leasing manager Patrick O’Meary sets the worst example as he is the rudest of the entire group. He objectifies people, is dishonest and condescending.

Absolute worst leasing staff on the planet. I have had multiple friends living/moving here who have been taken advantage of by the leasing office. They know exactly what they’re doing: preying on young people who don’t know what they’re doing. Helping one of those friends file complaints through DC Fair Housing but I will not rest until this entire leasing staff is fired.

We utilize Package Concierge, an innovative system which will text or email you a confirmation of delivery. Located on the P1 level of the garage, the room is clearly labeled and located only a few paces to your right when you exit the elevator vestibule. If you have an oversized package, you will receive a message stating Delivery Exception: A package for you has been delivered to the front desk.
Rent can be paid via your resident portal with Visa, Mastercard, Discover, American Express or E-Check. We encourage residents to set up recurring payments through the resident portal. Recurring e-check payments are free of cost if set up in advance. We also accept checks, money orders, and cashier's checks They can be dropped off in the rental drop box located on the 1st floor towards the 5th street exit. Please see the Concierge or Management team if you should need any assistance.
Yes. Our maintenance staff is available Monday-Friday, 9:00 am - 5:00 pm for normal maintenance, emergency services are offered 24/7. Emergencies include no hot water, no heat, smoke, gas odor, entry door not securing, lock out, no A/C with temperatures above 85 degrees outside, an active leak of any sort, clogged toilet (if the only toilet), or plumbing back ups. Any maintenance not included are deemed general maintenance and will be addressed during normal business hours.
Yes! We offer guest parking for 24 hour period at the modest charge of $11 per night. Guest parking can be purchased at the Concierge Desk in advance.
No. All utilities are each billed separately based off off usage directly by the provider, except Trash which will be billed directly to your residential account ($10/month). Residents are responsible for Water, Gas, Electricity, each apartment is sub metered, so residents are only required to pay for their actual usage.
Effective June 14, 2022, our application fee is now $50 per person.
Yes, we are two blocks from Gallery Place Metro Station or approximately a 3-5 minute to walk to the station. Gallery Place is located at the heart of the metro map and offers the red, green and yellow lines. You are able to check train times on our Transit Screen located in the building lobby, the transit app, or directly through the WMATA website.
We offer garage parking on a monthly basis or guest parking for a 24 hour period. Single space parking is a $195 per month. We also offer tandem parking $275 per month.
Yes, we do! We are a pet friendly community to both dogs and cats. Effective April 18, 2022 we will no longer have breed restrictions for dogs. We require a $500 non-refundable pet fee and an additional $50 pet rent per month, per pet with a maximum of two pets in a home.
Yes, we are located in Gallery Place/China Town. There are numerous restaurants and bars located within just steps of the property in every direction. Local favorites include, Farmers and Distillers, Wise Guys Pizza, a Baked Joint, and Wok and Roll to just name a few. Even better- we have a contactless delivery area onsite so you can have your meal delivered safely directly to you.
Yes. We have both a Safeway, Trader Joes and Whole Foods nearby. The Safeway three blocks away, a Whole Foods is 1.4 miles and Trader Joes is 1.9 miles from the property. In addition, you will find that online services such as amazon Prime and Instacart are regularly utilized in our area, if you don't have the time to do your shopping in person and would rather have it delivered.
Our office is open to both current and future residents Monday - Friday from 9:00 am to 6:00 pm and on Saturdays from 10:00 am to 4:00 pm. We are closed Sundays. You can also view available floor plans, community amenities, and access other community information on our website 24/7.
