I would like to start by saying that I went into a 2 bedroom apartment lease, in June 2018 by looking it up online, since I wasnt in Omaha then. This has been the worst place I have stayed in my life. Here are some things I noticed when i first moved in: 1. The toilet seat was not there. 2. Apartment wasnt vaccuumed. 3. Breakfast table ply top was coming out. 4. Woodden floor was ripping apart. 5. The apartment was untidy and not worth living. There were leftover trash from prevous tenants. 6. No window drapes. 7. Balcony drapes were twisted and wouldnt even close. 8. Balcony net door was torn. 9. No shower curtain rod. Management is so irresponsible they didnt bother to even inspect the place before leasing out. We got all of that and innmerable items fixed. During winter we figured that the balcony door has a slit and it wont close, and we even saw frost from the inside. Even though we complained almost everyday, no one bothered. My guests used to sit in living room with hoodies and blankets on. Management neither got it fixed nor replaced the frame as it was "too expensive". All they did was put duck tape to cover the gap. The worst of all was the roof leaking from multiple places, even along the electric casing for fan. Whenever we'd complaint about it, maintenance would come fix it, and it'd break some days later. The only good thing is the maintainence person Tanner, but he has also been moved to another facility now, so there is nothing good left. At one point during rains i had 3 buckets in house placed at various places due to leaking ceiling. Management wouldnt entertain any lease breakage or rent reduction, even after multiple discussions, because as per them they "took care of complaint as soon as we raised". It seems as if we are finding issues to be fixed for the next tenants to be fooled. Karen (Property Manager) would just mention that Mandalay management doesnt support such clauses...even if its life threatening. She wouldnt even let us talk to the Mandalay Management as it is "against their policy". One of my friends who stayed here before told me that they even deduct your security deposit in the name of "painting the apartment, however my apartment wasnt painted at all when i got it. I am just waiting for my lease to be over to get out of this god foresaken place. The only reason i am putting this review is to warn anyone interested to STAY AWAY FROM THIS PLACE!!!

Have lived here for 10 months now and absolutely cannot wait to move out. I have never experienced such an awful management team. The lack of communication is just off the charts. When you have a similar schedule as the lease office does, Emailing is your main source of communication which this complex is abysmal at. Several times I can note where I have needed anything from just a simple question answered to an actual serious issue resolved and 90% of the time it takes nearly 2 or 3 days to get a solid response from the Manager. The day after we moved in, our shower broke and it took nearly a week for it to get fixed which is really just one of the many problems we have had with this place. Absolutely 0 care or effort is put into making the complex a safe and comfortable place to live. No grounds work has ever been done besides simply mowing the lawn. Most rules within the lease agreement are hardly enforced unless its something that YOU'RE violating. Really the only good things about this complex are the fact that its in a conveniently placed area. (Central Omaha) close to UNO, interstate, grocery stores. As well as the pricing of each unit per sq-ft, but all of that is completely outweighed by the fact that tenants and the even the complex itself are neglected on a regular basis by the management staff.

I went to drop off my friend cause he's moving there and the parking lot is hell. It seems as if you came into some rundown neighborhood in Detroit, way too many potholes. The road is not paved properly and can easily mess up your car, especially if it's a sedan. That's not even the worst part, his entire apartment building and his new apartment reeked of curry. It was disgusting even for him who's Indian himself. I was thinking about switching my apartment but instead it actually made me appreciate my apartments (villa vinee).

The staff at Mandalay was the worst. They have absolutely no idea what they are doing. Never seen such an untrained staff before. The lawns could do with regular maintenance, it's terrible right now. During rains, puddles are formed due to irregular maintaince. In winters the sidewalks are hardly salted or maintained, slipping while walking on the sidewalk/pavement within the premise until city roads is quite common. Also they are no good with pests maintenance. We complained about mice in the apartment, they took in the complaint and did very little to nothing about it. Would never recommend it for the price. You are better off paying a smidge more in a Broadmoor maintained apartments
