Update: Down from 2 stars to 1 and that’s only because I can’t give zero. DO NOT LEASE HERE. Outside of the increase in crime and 2 shootings in one week during the month of May (one was an apartment shot up inside the building riddled with bullets, door is still not repaired so we get the luxury of walking by it daily), only for the property management to remind us it’s not their job to protect the residents but the “asset” itself via email, 6 months later the freight elevator is still not working, there are entry doors all over the property that don’t have knobs, real trashy looking, valet trash doesn’t pick up consistently (I don’t even use the service, it’s easier to take my own trash out even though I pay $25 a month for nothing) and there’s always trash in the halls….and as if there was anything else to do here that’s remotely fun, the pool closes at 6p. The elevators are disgusting sess-pools of bacteria, they are rarely ever scrubbed down like they used to be when Greystar management owned the property. During that time I saw the cleaning staff every morning mopping the hallways, and scrubbing down the elevators. When you reach out to the current “management” for lack of a better term, they will lie and say someone has already cleaned them and cleans them everyday but there are smudges along the ceilings and upper panels that have never been cleaned. The property is filthy, the elevators are disgusting and always broken, doors are propped open or the lock is simply broken and never repaired, people do not clean up after their pets and neither does management. Do not move here, honestly. This will be my last summer at this complex. If you want the city feel of a luxury apartment inside of a housing project then go ahead and move here. Been living here a year now and the freight elevator has been in working condition maybe 4 months of that year. Currently the freight elevator has been down going on 3-4 months, it was fixed after being out for 2 months, and has been down since before new management took over. But, They don’t seem to care about the issue or want to get it fixed since taking over. The old management team used to send us emails and let us know when repairs would be made, new management won’t even answer the phone and locks the door to the office on Saturdays bc “there’s only one person” working. If greystar was still running this property I’d give them 4 stars, but since new management took over this property only deserves 2. Hopefully they’ll tighten up soon otherwise I’ll have to go somewhere else where they value the tenants complaints and acknowledge repairs when needed.

DO NOT MOVE HERE The halls are filled with old trash the elevator doors constantly stuck closed (if the elevator even works) The management constantly changes, rude and unprofessional. The whole building smells like weed.The list goes on…

I work with hundreds of apartment complexes and it is rare to see a Complex that is so organized. Pj and the entire office/ maintenance staff do an amazing job. Every time I am out there, it is always well maintained, more importantly, they are easy to work with. Someone always answers the phone, they respond to emails, they are kind, and they deal with the general issues that arise rather quickly. If I were looking for an apartment, I would feel more than confident with Pj and the team at Factory Design District.

Let me start by saying I’ve toured several buildings and have looked at 50+ properties/floor plans online all across Dallas. No team got anywhere close to that of Factory Design. I’d like to particularly call out Tracy who promptly hopped on a call, explained every aspect I was unclear on and provided much needed details/recommendations. For someone as selective and thorough as I, she was the perfect match with tons of knowledge and professionalism at that. The building is well maintained and one of the cleanest I’ve toured. You could tell the team takes pride in their property and takes necessary steps to manage repairs and upkeep as needed. Just lots of good vibes.

I work from home sometimes and my neighbors dogs bark all day long while their owners aren’t home. Constantly. I am on the 5th floor and those dogs are the sole reason I refused to renew my lease. I’m counting down the days until I can have peace again: 32
Stephen Kemp, I wish it were that easy. I have been asking for relief since August 2017 and to no avail has the office fixed the issue :(
