Absolutely DO NOT recommend living here. It was the worst experience i had for my first apartment ever. There was an incident when our A/C stopped working and they kept refusing to come check it out and kept saying it’s “just the filter” I switched out the filter and it was still not working. I informed the front desk and she told me she’d “put in a work order” but did not guarantee anything to be done. i called 5 hours later to get an update because i was at work and she told me they had went to check it out and everything was working fine and that the apartment was much cooler. keep in mind my roommate and I had pets so it was a relieve in mind to know they weren’t in a 84 degree apartment anymore. as soon as i got home, the apartment was showing it was 87 degrees and was getting hotter over the weekend. They refused to do anything until I went to the office insisting something to be done. It’s absolutely ridiculous how they don’t care about their resident. they are so quick to demand us to pay our fees and even try to scam us on adding extra hidden fees. we paid for pest control and NEVER did they ever come. we dealt with ants and roaches for a whole year. PLEASE I RECOMMEND DO NOT STAY HERE. it was constant fighting for a year with them ever since management switched out. When trying to get in contact with the office it takes forever for one of them to answer. there was even once i was calling them and was not getting a response but i was right outside the building and saw them on their phones ignoring the calls. so much for being helpful huh.

No it is not all bills paid. Water is allocated. Electric is thru City of Denton. Cable is free! With a 9.99 connection of course. Spectrum will just bill you.
Your lease rent is set throughout your lease term and will not increase until your lease expires. However, you do pay your water bill to the leasing office with your rent every month. The water, sewage, drainage, city trash, and pest control is reflected on this bill. Water, sewer, and drainage are allocated throughout the community and this cost fluctuates monthly based on the communities usage. With that, the amount you pay the leasing office monthly will fluctuate.
