My parents have lived in their villa for 4 years and I was shocked to see the state of their yard today. There are weeds everywhere, no mulch, shrubbery growing into their screened in patio, & their back yard hasn't been mowed in a month. My mom emailed and nothing has been done.

Hi Kevin, I have not moved in yet as my house is in panel 9. I am a member of the private FB group for owners. All I can say is I am so jealous, the residents are having a blast and none of the community facilities are built yet (January or February) The events are not open to the public. Thursday night is Tiki Thursday, everyone meets at the Tiki hut and hangs.

The home costs are on the website and subject to change. The available lots and any premium on the lot is only found at the sales center. The extras and options pricing is only available there as well. You can estimate an additional 10-20% for extras (or not get any). Added: after visiting the sales office, I did see that the lot prices are now included in the information packet.

Go first thing in the morning November 12th. Tours run every 30 minutes. Welcome Center is right off I-95, LPGA Blvd exit (Daytona). Other routes may be "shorter" but this is by far the simplest.
These are homes to purchase. There are restrictions on renting property but you could check and see if someone has one advertised.

You can sign up for the Barefoot Bulletin on line. The sales office is open with plenty of sales staff. You can tour the models in person or on line. Just go to Latitude Margaritaville. We have the first phase done and occupied. Phase 2 is under construction and they are accepting sales for Phase 3.

You may need to call and ask the office if there is any rules, but , for the price you pay to build & live in their place I would hope their wouldn't be against it. We just ended 2019 Bike Week here & the town was loaded with bikes. Good luck.

Going from memory but I believe they quoted fees that started in the upper $200's to mid $300's. The amount quoted is already higher than we were quoted right after opening.
By fab do you mean pre-fabricared or fabulous? From context I think fabulous. Not sure. To me they are fabulous. MARGARIVILLE now announced a third location.

Working from memory,, roughly between $244 and $294 a month give or take a few bucks depending on whether you own a single story home, villa, or cottage. The fees will go up $20 a month or so once all amenities are completed.
Those amenities are included in the HOA fee.
They just opened up the section with cottages, and they are adorable!! GREAT parking opportunities with all one level amenities. Spacious living areas with large kitchen and gathering areas.
We just bought our home. Will not move in to new home until january 2021. HOA fees are $244/ month, expected to rise to $291/ month when community is built out.
We did not pursue that information. We had decided that Marqaritaville was not for us. In our opinion they did not allow for changes to their designs. Living in a cookie cutter house has never been our wish.
I doubt anyone knows for sure yet. But I would think HOA would be close to the same as the Villas and that's about $250 now (includes roof) and taxes would be a guess at $3k to $3,5k. Again guesstimates.

Hoa is 219 to 224 for single family homes, rising to 259 to 264 after all amenities are completed. Villas are 248 rising to 289. There are no $179,000 homes here, but the insurance seems pretty reasonable to me.

Yes there is A Holiday Inn right across from the sales office. It's quite nice, I've visited it before looking for work & right off 95 at same exit LPGA BLVD. Hope you enjoy our great weather here.
Very, very few 55+ communities allow any fencing other than a pool safety fence. The majority of Del Webb communities do not allow fencing. Taking the dog for a walk many times a day is actually good for your health. If you only criteria is gong a community with back yard fencing, you might be miserable with the lack of other things like being far from airports and shopping.

I don't see why not. Depends on the ages, of course. I think you have to be at least 18 (an adult) to actually be a resident. Example: to use the gym- you have to be 18 yrs old. But as long as the homeowner is over 55. Any age can visit someone, of course.
They only have 9 models open which do not represent all of the floor plans. Their website is a good resource for the other floor plans.
Taxes will mot be determined until one year after move in. HOA is about 150 a month.

From what we have seen from Latitude and from other somewhat comparable homes we've seen and owned, the HOA fees seem reasonable for the amenities they support. They vary according to home purchased.
Its not sold out totally. The community will be adding additional sections as each section is sold out. I think the first section is scheduled for around 400 homes with the total community to have ariund 6,000.
Early spring is the date for completion. You have thw ability to go look at thwm being built to get an idea of what it'll look like. There are a few dozen homes in the process of currently being built.
At their presentation, they indicated that the first homes will be built by the February-March timeframe. They go on sale - first come, first served - on Monday, October 19.
Beach Club construction begins after the first 500 home sales have closed, initial Town Square amenitities are targeted for the end of 2018 into 2019
