Current resident now. Been here since Oct 2021 and my experience so far has been positive. Never have personally had an issue with anybody in the leasing office. They have always been friendly and helpful. Anytime I've needed a maintenance issue handled, they send one of the maintenance men usually same day. It's also a very dog friendly community. I also love that my encounter with neighbors has been pleasant. I've ran into mostly all the neighbors that are mid age/ older and have been living here in this particular building for years. My logic is, things must not be that bad if they have felt safe enough to be here multiple years. At this point with the world we live in today, unfortunate encounters are bound to happen anywhere. Only thing you can hope and pray for is that management is doing there due diligence in doing proper screening of the residence that they are allowing to dwell here. And also keeping the residence safety in mind. I have notice that since it's been switched over to the new company GreyStar there has been security cameras set in place that I didn't see before. Compared to the reviews of the other apartments/ highrises that are down the street from Phipps, it seems that this building has the least amount of "activity" and for the most part is pretty quiet with an occasional rowdy tenants but I think that may be people that come in and out from air BNB rentals being ran out of a few of the units. I love that they also keep up with the outside of the property too. There is always lawn care, tree services, etc that is out maintaining the property. Really just love the overall vibe of this place. It really is a different feel. And the convenience of being able to walk to the mall, Publix, target, restaurants, etc! You just can't beat it. It's the ultimate "millennial living"! My only one small issue would be dealing with roaches. But what I've realized is that I don't think that is something that you can avoid completely with any apartment in any highly populated area in Atlanta. They do their best to combat it with pest control anytime you ask. Also I've been able to keep them at bay pretty well with doing my own treatment around my apartment and the entry ways once every 3 to 4 weeks.

STAY AWAY!! This place is beyond trash. It’s dirty, gates are always broken, TONS of break ins, cars being stolen. Management does NOT care about you or your things. Takes forever to get anything done. Connie is the WORST manager I’ve EVER had to deal with. Save yourself the stress and headaches. MOVE SOMEWHERE ELSE!!!!

If I Could Give ZERO stars I would! DO NOT MOVE HERE, especially if you’re a minority. Connie and Kimberly are in so called management yet the customer service is TERRIBLE. Moved me out of a parking space I was in for a year just to accommodate someone white and when confronted threatened to call the cops. Sorry I guess because I’m a minority I’m supposed to keep quiet!!!! LIVE ELSEWHERE!!!!

Wonderful location, beautiful place and amazing staff. The apartment is beautiful; grounds full of trees. Neighbors are friendly. The staff is amazing - Connie has repeatedly gone above and beyond for me! Maintenance staff - especially Kurt and Craig - have been so great. I would recommend to anyone!
