It took 7 months and 8 trips to the court house to get my deed recorded. First they told me it would take 60 days. Then they said it was all good "your doc stamps, everything was paid". Then they said I needed to pay doc stamps. Then they lost the payment for the doc stamps which they refuse to give a receipt for - really? Who takes money and does not give receipts? But they "are not set up for that." Very frustrating.Eventually they found it and sent it to the recorders office. However, 4 years ago it went smooth with another property. One trip and done. If I remember, back then they gave receipts.

I had a great experience with the Orange County Property Appraiser. I needed to file my house for homestead exemption and I was late. They still allowed me to come in with just my ID, car registration and SSN. They are located in a very nice office in downtown. There was zero wait time, I was sat down with a staff member and they filled out all the forms for me, it was very fast and pleasant. They even validated my parking too.

This office does not keep surveys of property. As a property owner, if you do not have a survey, you will need to hire a third party to do one for you.
Usually your county comptroller site (just goggle _____ county comptroller) it will ask you for some data and pull up the results. You can print it right from online. You can also call your closing title company (or the title company that completed the deed for you), they should be able to send a copy right over.
Cut them off if you'd like... Imagine a wall straight up on your property line... If it hangs over you can do as you wish

All ownership changes take place via a recorded deed at the Orange County Comptroller's office. Please consult a Florida licensed attorney or Title Company for assistance drafting a new deed. Please keep in mind, if the property has a homestead exemption, you must reapply when adding a spouse. In that case, please call our office after the deed has been recorded for assistance with the exemption.

If you did not pay the property taxes and someone came and pay the tax certificate to the county for three years in a row I believe at that point they can file for a tax deed in which case they would own the property. If you have a mortgage usually the bank would pay the taxes and escrow the money from your payment. If you own the house free and clear and don't pay your taxes you could definitely lose it by not paying them however

If it's the land past the sidewalk away from your house, this is the county's. However it is unusual that a vehicle that isn't a resident of your house to park on that strip of land. You can request 'orange county code enforcement' to come out and make a determination on your rights.
