Yes you file a quit claim deed at the comptroller office It costs 1/2 of what your mortgage is worth 70cents per 100 dollars For the tax I just did this recently and I was on the mortgage and my spouse was not he was just on the deed Good luck
If they are willing, they can complete a quit claim deed and you can file that, costs just around $13 to file. Google it
