I love it here. I've been here 4 years, and I am very comfortable. My neighbors are nice, the park is well kept, and I feel safe 24/7. Yes, rent goes up, but not outrageously, and that is true no matter where you live. Occasionally grandkids visit but to my knowledge there aren't any living here. The staff is nice here - William, Brittany, James, and the rest of the maintenance staff. All just nice and helpful. The ponds are a nice bonus, the amenities are kept up, and there is an active calendar for those while like to participate. What's not to love?

I loved living here but had to downsize. I had nice neighbors.The park is kept up well. Really nice pool. All parks have rules n regulations if u abide by them you will have a peaceful retirement. The manager William is a nice guy.He doesn't make the regulations he only forwards them when he's told to. He's not the bad guy. Enjoyed my stay here.thanku.

This place is the biggest joke in the world they are money hungery and dont care about there residents the hole neighboorhood is going up for sale and they cannot keep regular residents. They like to raise the lot rent every year for in known reasons. This neighboor hood has had a lot of break in and there has been no preventative measures put into place to fix it. Also on bay street there is an active crack house along with a phyco who has the cops at her house once a week. Along the property line of bay street there is an uncompleted fence, multiple complaints have been filed and no one wants to fix the problem and stop the criminals at mid night from jumping it. My mom is sent nasty letters about parking on the grass or even near it at least once a week. It is said not to be allowed due to water lines that can break but in the pictures it shows they let there chosen few get away with it. So what's good for the goose is good for the gander. Right????? Also she is sent letters about an item about being out of place in or around her carport and have to fix it or shes in trouble but the other people who carport look like storage units get away with it. Also the same people win the christmas competition every year no matter how much time effort or money is put into the event. And to top it off they have swans they cross bread.

My friends live there. There are a few empty lots available so yes you could bring a new unit in. There is not an HOA fee just water and sewer included in the lot rent. Finally there is an overflow parking lot towards the back of the park.

The real answer is NO. You buy your mobile home and you pay rent to gateway monthly. You cannot buy a mobile home and then "lease" it to someone else. If they are <55, they will have to vacate. I'd they are going to live with you full time, they will run a background check on them.
