When i arrived at my apartment it was in complete disrepair, it didn’t even have outlet covers. Neither the AC/Heat works. I was then charged extra every month; if you’re late at all on payments they will keep throwing fees at you no matter what. They left the entrance broken for months. I can’t afford the horribly expensive rent (which was marketed at 700$ but is actually 810$) but sub-leasing is not allowed so there’s no escape. I asked if I could arrange a payment plan so I could afford rent this month without the insane 50$ per day late, but of course they still charge late fees even after a pay plan. I’m trapped in hell.

I like this complex. It's 30+ years old and still a nice place to live. I have lived here when I was a kid and rent here now. This is a nice place, close to everything, but just far enough away to give a sense of comfort. - From a verified resident on ApartmentRatings

I moved in 5 months ago and from day one had issues with hot water turning off randomly, sometimes for an entire weekend. NOTHING has been done about this, we have called and emailed this office as well as Prism Real Estate to our exhaustion with no response from anyone. I was recently a few days late paying rent (first time ever) due to being hospitalized with Covid-19 and was told I had 3 days or would be evicted, when I asked about hot water I was shut down. We give so much grace with these difficult times but have been given zero, as for the hot water, or lack thereof it’s not on anyones priority list, which is apparently 5 months long and counting. Sad to be treated this way.

I'm a college student who was only coming down here for a short term lease. I wasn't expecting to have to endure such terrible management from the leasing team. Constant change in management lead to miscommunication and were never on the same page as me. If you are young and are coming for a short time, just know that they will try and take advantage of you for not knowing any better. Because I didn't give 60 days notice on a 3 month lease that I paid in front, I now have to pay 5 months of rent for a 3 month lease. They knew the whole time that I was only here for the Summer for an internship. I should've been made aware of this explicitly... just shows the morals of the company. Profit over happiness of their tenants. They couldn't even meet me halfway for it being partly their fault for not being responsive with me when I'd call if I needed to do anything and there end up being no answer. The apartments are also not the cleanest, roach infested and a bat even flew into my room! I wouldn't lease from this establishment ever again, but it is your choice if you want to get taken advantage!

They do check your credit and if a poor credit score a higher deposit
Not true a 4 bedroom apt. is 1,070 a month. That's a townhome and they are actually 5 bedroom if you count the laundry room. Which is were I live, it is almost as big as the master bedroom. Utilities run about $240.00 a month, KCPL $150.00, gas, water, gas, trash, pest control. You pay KCPL, Timberline bills You all other utilities you pay them on rent day. Hope this helps you.
