They make sure exterior looks great with landscaping, painting etc. Do not do anything to improve apartment interiors. Two weeks after moving in I realized the carpet in main bedroom was disgusting but they refuse to replace it. The gym is the size of a bedroom. They charge as much rent as a new and nicer apt. The fountains for water at Dog park do not work and they do not care no matter how many complaints they get. Still have to pay pet rent though. THE AIR CONDITIONERS ARE 25 YEARS OLD and can not cool in hot weather. They make everyone pay for Valet trash and it is not picked up regularly. It's not really a gated complex and cars get broken into. No guard on duty at all.

I lived here for 4.5 years and for the most part things were good. I lived in a 2 bed, 1 bath unit (~2 years) and then later moved into a 2 bed, 2 bath unit (~2 years). When I initially moved in, the front office and all of the staff there were very professional and friendly. Any issues I had with the unit were rectified quickly, and any questions I had were answered. The area was well maintained, and things were generally quiet. After moving to my second unit a few years later, things originally started out well, but took a turn for the worse when the staff changed. At one point there was mold beginning to form on every air vent (which I was told "just happens" and simply wiped up), the AC made an awful buzzing sound the entire time I lived in the new unit, and the caulking in the master bathroom continually cracked around the bathtub. I was willing to look past these things because I was left alone for the most part and the unit was nice enough, but the breaking point for me was during the last 2 months I lived there: A leak underneath my bathroom sink was reported, and maintenance came out a day later to "fix" it, which then caused it to leak again a mere two days later. It flooded my entire bathroom and I had to use every towel in my apartment just to keep it from leaking into the bedroom and ruining the carpeting. During the last week I lived there, my kitchen sink stopped draining. I called out maintenance to fix it again, and this time they didn't re-attach the disposal to the pipe correctly and water flooded my entire kitchen - this time with dirty water. Emergency maintenance came out and attempted to remedy the situation, but was unable to, and told me they contacted the property maintenance team to fix it the following few days, and they never did. It was still broken when I moved out. To cap things off, I was hit with a move-out statement of OVER $500 dollars to FULLY replace the carpet in my unit, with the claim that there were stains present due to "excessive use" or "water damage", when the ONLY water damage that could've possibly even occurred was due to poor maintenance work flooding my bathroom and kitchen. I attempted to refute this point with supporting images and videos, but was stonewalled and given no other option but to pay. The units are nice enough, but they're showing signs of age, and for the heavily inflated price they're asking for rent in 2022, you're better off taking your money elsewhere.

I enjoyed living here and personally I think it is a good place for the $$$. 4 stars for the place itself. Took of one star for not being able to pay the early termination fee in installments (thank you Gables). THE GOOD: The staff is always friendly and helpful, especially the maintenance. Brandon and Co do a great job at the front desk and J.R. fixes anything in no time. The rest of the team is great too! Neighbors were friendly and always ready to help. The amenities are ok, nothing special, but the pool is nice. Location is great. Close to shopping, groceries, Galleria, doctors. Plenty of parking. Google fiber. The units are older but kept in good shape considering they are almost 30yrs old. THE BAD: The area around the grills have rarely (never?) been cleaned and the furniture upholstery could really use a cleaning. Lately we saw homeless people digging through the containers and there were more shady people showing up near the complex (some neighbors even told me they got power tools stolen from their garage). Valet trash has been poor and frankly a waste of money, although they changed the company couple of times (thumbs up). THE UGLY: stairways are disgusting in some places. Mostly from the valet trash not picking up trash, which then gets leaked and soaked in the TX sun (you can imagine the smell in summer). Extremely high electricity bills. I got multiple $200 bills for my 2bd/2br unit. Most end up being way over $100. I understand we spend a bit more on the A/C because of the top floor but I pay $120 for a 2000sqft house and we constantly have AC/heat on (and everything is electricity based). I asked multiple times why is it so high and every time I got the answer "This is normal for your unit". Early termination fee was around $3700 with no options to pay in installments. Overall, it is a good place to live and I would rather choose to live there than in the new complexes around. However, keep in mind some of the issues such as electric bills and termination fees if you want to live here. Other than that I think the team at LR is doing a good job!

Moving into Lantana Ridge was a particularly challenging task for me. I was recovering from COVID-19 while trying to move a SUV full of belongings, my cat, & I (on my own) from Wyoming at the end of January. That said, the customer service representatives associated with Lantana Ridge truly minimized the stress for me. Specifically, Kyra Minnaert has been a blessing from the moment we first spoke on the phone. I had quite a few logistical types of questions, but she had a way of knowing what I was thinking & preparing/explaining information for me accordingly. Since meeting, I've had a couple questions & concerns. Kyra has proven to be an accommodating, responsive, & supportive community manager. Hands down, the best management interaction I've experienced in ~10 years of leasing a handful of places as I pursued school/becoming a vet. After living here well over a month now, there's one negative I can't leave out because it's been significant: Since my second day here, the unit above me regularly blares a bass (which is difficult for me to understand -- why would any considerate person even have a bass in an apt unit with neighboring units whom are in close proximity/on top of each other? It's pretty obvious that it would only result in disturbing those nearby...) I am a music lover through & through, but I don't even hear a melodic component -- just thumping/bumping & the person yelling "WHOO!" at the top of their lungs every so often with the bass. It scares my cat (she hides) & it gives me headaches, so obviously that's not cool. It temporarily stopped for about a week, after I brought the issue to management's attention, which was nice. As a veterinarian pursuing specialty in neurology, I'm acutely aware of the science behind how dysphoric/disturbing noise can negatively impact overall health; it's a source of stress & can trigger malevolent reactions in the mind & body. I absolutely do not expect silence living in an apt complex, but I do expect neighbors to be respectful, decent, & considerate. If it weren't for that, I'd give 5 stars! Kyra M. definitely deserves 5 stars for being such an approachable, informative, & perceptive manager who communicates kindly & beautifully!!
