Great location. The price was good at first but they jack up the rent 10-20% every year (3rd year tenant) so it's not even a good price anymore. The maintenance team has been very good but the fact that I've needed them so many times says something. The people that work in the office are nice people but they aren't helpful at all, with anything. The hallways always smell like garbage and dog urine. Parking is an issue everyday. There's often no spots available. (I've had $125 in parking tickets during my time here.) Also, if you like to order things online, good luck finding your packages.

tl;dr --- Don't stay here. Fraudulent management & lease terms. Poor customer service, will gouge you with fees as soon as you try to move out. Over a month after I moved out of 1225 and paid $250 to the apartment complex for a highly-encouraged "express cleaning service", I received an email that I still owed $705, $613 of which was noted as additional carpet cleaning. The other $92 was for rent and other utility charges that were owed for the month after I had moved out (still unsure how this is allowed). The notification also stated that I had 2 weeks to pay them or they would sent the amount to a collections agency, a rather harsh deadline. My emails and phone calls were then ignored by the apartment until 3 days before the amount was scheduled to be sent to collections. As you might presume, no luck in disputing the charges. Even more surprising was that they could provide no evidence of any carpet damages - just a few screenshots of my apartment, before the cleaning service had even taken place. I later learned the apartment complex hid a clause in the rental agreement in which renters waived the right security deposit but agreed to pay all damages on move out - i.e. 1225 can make up whatever charges they want to bill you a month, and enforce the payment with sketchy lease terms and a threat of damaging your credit score. I'll never live in an MAA apartment again.

I gave it a 1 because I can not give it a zero, and my son enjoyed living there for the last 3 years. However, I have learned the leasing office employees and/or management policies are absurd, and without logic. After 3 yrs of paying rent and needing to move to a new unit, these people are denying a lease for NO LOGICAL REASON. They are basically evicting my son over one item (under $500) on his credit report which has been paid. We offered to pay the whole lease in-full, in advance. We showed undeniable ability and willingness to guarantee the lease. STILL they unbelievably are KICKING him out. Thanks for nothing.

In the past nine months that I have lived here, I have absolutely adored living at 1225! The staff has been great to work with from the day I signed my lease and beyond. They are so friendly towards my dog and I, and will come out of their way to give my dog some love. The maintenance team is incredible too. They get things fixed very quickly and they will put a smile on your face any time you see them. They are very reasonable priced units, and I have a ton of space for a one bedroom South End apartment. Thank you to the wonderful 1225 team for working hard to make this a great living space!
