I lived here with my sister for a few months and then got my own apartment in the same complex after living with her. I paid for the $50 upgrade fee which meant I had nicer appliances and finishes. Totally worth it. I wouldn't mind staying here longer if it weren't for the bathroom, location, and incompetent employees. My rent was $849 for a 2 bed 1 bath. Pros; cheap rent, conveniently located to the freeway, and close to the North side which was important to me. Cons; Incompetent employees, tenants leave trash everywhere, pot holes everywhere, and the occasional pest. It sucks because the very last month I was planning to stay there they did something really messed up. I lost my wallet somewhere on the property so thankfully I got a call from the leasing office saying they found it for me to pick up. I get there the next day and the lady in the office said she had no wallet and no one knew anything about a wallet. It was just confusing because they called me directly and asked my name before telling me about the wallet with my ID so I know they had it and maybe lost it stole it idk but that was weird! Now they're avoiding my calls. With a new management and it seems a high turnover rate of employees that there's lack of communication and training and simply just the desire to do a decent job. Overall I'd still recommend living here if you're okay with the area and just expect to be disappointed by management a few times.

I've been living here 13 years and don't understand why I have to go through a third party to pay my rent. Your process costs me time and processing fees. Secondly, I trust the staff to make a note for maintenance issues and having to go to your Resident Portal as an option for contacting you seems unnecessary.

This place is not worth your time or money. They will lie to you about returning calls and trying to work with you. Also, maintenance requests were never completed. When you have an issue be sure that they will do everything in their power to not fix the problem or the situation. You are on your own. Updated review: Humphrey did an excellent job getting my maintenance requests taken care of and the leasing office is working with me. I am updating my review from 1/5 stars to 5/5. Thank you for listening to my concerns. Review 3/19/2022- I appreciate Humphrey coming out and removing the animal that flew into my apartment. I am also thankful for the year that my family and I stayed here.

I typically don't like to leave reviews for businesses, but I cannot recommend against working with this leasing agency strongly enough. After submitting an application, spending over $750 putting down a deposit, we were informed that we would not be able to move in until an entire month after our estimated move-in date. Calling and asking for accommodations or rent credit did absolutely nothing - we were even told that moving into a smaller unit in the meantime would lock us into a full year lease. Once we realized we had no options with Eden Springs, and that they were unwilling to work with us to provide accommodations to avoid being homeless, we decided to try looking for other apartments. We figured doing so wouldn't be too much of a risk considering the option to be refunded was never presented to us in the midst of trying to work out accommodations with the Eden Springs leasing office. We got all the way up to our move-in date and couldn't find anything we were satisfied with, but I called the office to let them know that we would not be leasing with them anyway. They had sent me several emails saying that if I didn't contact them before 10:45A on move-in day that I would forfeit the unit and all other money paid for applying and holding it. They didn't answer, so we drove to the office in person. When I got there, Whitney was sitting in the lobby - she spoke to me through the door. I told her my situation, and she told me to call the office at 10A. I asked her what the number was, and she responded rudely. I called, demanding my security deposit back, but I was finally informed that if I had called prior to move-in day, I would have been able to get it back. I was not informed that this was an option prior to move-in, and the cutoff date for when I would be allowed to collect my security deposit was not a single time communicated to me. Don't rent with them. It's very clear that they assume the people renting there can't afford to forfeit security deposit money or shell out money for too many application fees, giving them license to make promises they can't deliver while customers are screwed over and THEN stuck with year-long leases with the same company that screwed them over. Predatory leasing practices need to stop.

How much is it to leave this ROACH MOTEL?! None of my maintenance needs have been met. And everyone I talk to is disgustingly rude.

I'm having the same issue. Its going on 8 months and still having the same issues with roaches. I told them they are coming from under the carpet sent photos and still they are not treating the issue. I have been out of my apartment for 3 weeks due to no AC and temperatures in the mid to low 90s. Unbelievable. I paid rent for an apartment I can't stay in. I can't wait to get out of this place. Still have a shattered window that was caused by maintenance and they (maintenance) never said anything...my leasing office asked me about it but I had no clue of it because my patio is not used due to the unresolved slope that causes water and mud to collect at the door and at times flood into my kitchen...and its still not fixed.
