07/01/2022 - **Updated to include response** I’m not interested in reaching out to the stone briar leasing office or the property management at this time. I raised my concerns earlier with both parties and there was no resolution. I am leaving my rating as is. My advice to anyone leasing from this property is to do a thorough research about them. I highly recommend documenting every single thing during the move in check in, if possible take photos. There were some inaccuracies on my move out statement that didn’t match my move in statement. For those moving out be wary, that they could charge you for carpet replacement if they deem that the carpet in your unit has heavy wear. I Paid $425 for the replacement of the carpet in my unit after move out. One would think that living at a property for 4 and half years would cause some wear in the carpet. But apparently mine was too heavy and I had to cover the cost of the property replacing the carpet in the unit. All I'm saying is there is a reason they have a general rating of 2.7 on google.

I would not recommend moving to Stonebriar Woods. I have been told for one year that they will remove the dead bushes and replace them with new landscaping. They do not keep up with the landscape that is living, so the bushes are extremely overgrown and covering the sidewalks. Often, the grass is dead or left uncut. I have been told for one year that they would replace the broken windows. They have refused to replace my old carpet, but they have updated other apartments for people that are just moving in. There are brown recluses in the apartment, and the extermination does not help. The community garbage area is typically overflowing trash. The streets throughout the apartment complex have cars parked all over the side of the road, and there are many locations where this is not safe. There usually are a fair amount of parking spots open. A lot of noise that comes from the other apartments. It is easy to hear people walking around, conversations, music, television, laundry machines, and vacuuming from the neighboring apartments at all times of the day/night. The AC is not effective, and management has stated that they are aware of this issue, but nothing will be done about it. The maintenance crew comes into the apartment without notice. Some of the maintenance workers clearly do not know what they are doing, so they just do not fix the issues. There are some employees that work in the front office that are incompetent, but a few of them are very helpful. Management is inconsistent. I have talked with several neighbors that experience the same issues. I am glad I moved out of this apartment complex, and I would recommend to move anywhere else! It is not worth the price they charge when there are so many better options in the area.

We have now lived here for 4 months and really love this place! It has been the best place we have ever lived! We are already planning to renew next year. Our two bed two bath has tons of storage and a fun layout. My cats love it here, I can't say enough about that. I never hear the neighbors around me either and feel really safe. We've only had issues with our dryer since moving in, and the staff have been on top of that fixing it and following up with me. This place is definitely worth 5 stars!

I moved into The Preserve at Overland Park in August 2015. Right away I was turned off. I was shown one place that was pristine and on move in day was greeted with an old decrepit apartment. Everything was old and damaged. The dryer would not dry, the windows would not close all the way, and the stove tops did not work. It took a month to get the dryer working and was told by maintenance to tape the windows up myself. The stove was an easy fix but was ghetto rigged. Picture attached showing condition of the window in my room during winter. Fast forward to 2016 when The Price Brothers buy the place and we are soon forgotten. Everything around us was being updated, while we sit in a dump paying the same price as everyone else. Move out was October 2017. We actually moved out in August because of how terrible everything was. Now we are getting charged for things that were already damaged and they conveniently cannot find the move in inspection. So, we are paying for them to upgrade the apartment for future sorry people to live in. I learned some valuable lessons from this experience and will know what to do in the future when looking at other apartments. I will never live in a $ Brothers complex and hope no one I like will either. Please look elsewhere for your own sake, and if not please leave a review so others may learn of your horrible experiences here. 3 bd/br for $1300 before water and trash fees. You will go broke and be living in a dump.
