Terrible company, they hire terrible people. They keep your security deposit and will charge you for complete new carpet and paint even if you left it in the same condition you leased it. They will also refuse to send you the pro-rated calculations and stick you with the whole bill (which is illegal). Non-responsive and the list goes on and on. Avoid their properties at all cost.

This property management company is an absolute joke. I live at The Herald apartments in Placentia. This is the worst apartment complex I have ever lived at, if I could give it a zero star rating I would. I moved in back in October and the place was amazing thanks to Lyon Living but recently it was sold to MG Properties and that’s when everything went downhill. Management doesn’t communicate with the residents and good luck on trying to get in contact with someone from the leasing or corporate office. I have watched someone knock on the leasing office for 5 minutes and as soon as the resident walked away the manager opened the door. I am paying the price of a “luxury” apartment but instead the place is filled with dirty hallways, broken doorknobs, dog waste, graffiti, broken parking garage doors and the list goes on. Recently there’s been multiple car break ins to which multiple of my belongings were stolen as well as my storage unit. I don’t feel safe in my own home, the police is here every other night. MG Properties does nothing to help it’s residents they just care about making money. I’ve read reviews from other properties they own and it’s the same problem throughout every complex. I am counting down the days until my lease is over.

Living in MG properties' student apartments in San Diego has been the most disappointing experience of my life. Not only the apartments are lame, but they also ripped us off with the deposit. When we got to the apartment, it was full of mouse excrements all over the place: floors, carpets, cupboards, closets... Even though we cleaned it before leaving (and for sure we left it better than how we found it), they still charged us 240$ for cleaning services at 30$ an hour! I might as well quit college and work for them! Twice the regular average salary for housekeeping services in San Diego, and getting the money for 8 hours when it would probably take 2 hours max to get the job done! Greatest deal! What's more, I've been sleeping with ear plugs the whole year. There's been construction works since we got there and they kept going on for the following 9 months. Also, the apartments are very old, and we could hear the upstairs' neighbors wooden floor creaking very loudly everytime they walked. The noise was unbearable, I could still hear that noise with my earplugs on. I have not been able to sleep well in all the time I was living there. There is no way I would recommend anyone living there. Keep on looking and save yourself the trouble and a fortune in unfair deposit charges. And please, owner, don't bother commenting "thanks for the feedback" and "please get in touch with the management team " because I already have, and it has been completely helpless. I'll keep on sharing my disappointing experience with as many people as I can, since I'm not getting the 350$ you unfairly kept!

They managed my old apartment complex in Colorado. If you have a reason to call Customer Care, see if Mary Jo Smith is available. She was very helpful, and considerate, which allowed me to be comfortable looking into any future MG Properties I may live in the future. Thanks again Mary!
