Positive: The size of the room was excellent, I had my two grandchildren with us and they had space to enjoy the room. Negative: The water in the bathroom did not get warm/hot in a timely manner. However, after I turned on the shower, the water in the sink got warm as well.

Staff was absolutely wonderful... at least the ones that I encountered and engaged with. The location was great and made walking easy. My room was just okay and didn't appear as clean as expected. The bed looked slept in and had a stain, but I was able to quickly get the bedding changed. The shower had stains and residue from previous users (shampoo, hair color, soap, etc) and felt sticky. The room was very spacious however. The noise level was minimal.

Be ready to get what you pay for.... Daytime staff are friendly, nighttime staff are a nightmare. Room wasn't ever cleaned well (floor wasn't vacuumed, bathroom was sketchy). The water in the shower is so hot it will peal the skin off your body - I want to the front desk 4 times in the course of a week asking they fix it - they never did. The morning server poured me a cup of coffee one morning, and when I asked her to put it on my room tab, so poured it in the sink rather than allow me to have it - stating quite strongly "We don't DO that anymore!!!" - I am sorry - but what the heck?!!! I can list a dozen times I had to just hold my breath, smile and walk away after being treated rudely, or just to have someone smile. write down my request and do nothing about it. This place is pretty run down. The upstairs deck (a real selling point for me) is a wasteland of stained, wet chairs, and no effort to make it a nice place to hang out and spend time. Lots of potential but about as poorly managed as any place I have ever stayed. I don't recommend it.

Close to restaurants, shopping and grocery store. Friendly front desk workers. Unfortunately, no hot water coming through the shower. Ended up running the water for 10+ Minutes with little to no avail. Contacted front desk & they said they would send someone to take a look. Never happened. Eventually lost hot water in the sink the following morning. Only 1 towel available for family of 5. When we requested more we were given 2. Luckily a housekeeper was kind enough to give us 1 more. Refrigerator and microwave was a plus in room. Marked up/stained furniture. For a hotel that hasn’t been opened for very long I’m disappointed with how everything was overall. I don’t remember ever having these issues in the past.

Yes checkout is at 11 am, but you can get it extended to 12pm if you really need it.
The hotel does not offer airport shuttle or any shuttle. If you want that, choose a hotel in Crystal City or Old Town Alexandria
Parking is expensive there. It's an okay neighborhood for DC with easy access to Mall Area and Chinatown area, 14th Street Area, U Street Area but I would look at other options as well.
