Income of at least 2 times the monthly rent (as outlined in the Rent & Income Limit chart above), with the exception of Section 8 & VASH voucher recipients. Voucher recipients must have income of at least 2 times their portion of the monthly rent. b. No negative PG&E accounts. c. Total bad debt cannot exceed $2,500.00 (excludes medical bills and student loans) d. Must not have any evictions or judgments against him/her within the last (7) seven years. e. Must not owe another landlord. f. Must not have negative Rental History. Negative Rental History is considered any of the following within the last two (2) years: i. Late rental payments ii. Lease violations iii. Any damage to Rental Property g. Must not have bad checks on record within the last two (2) years.
