Lived there 3 years always had leaking problems potholes were never fixed the entire time I stayed there ,they got a burned building closed off looks horrible basketball courts are always locked people don’t know how to pick up after there dogs ,before I left there was a lot of homeless looking the trash all the time and they raised the rent by 500 not worth it theres way better options 👍🏽

As a resident living here for almost 13 yrs I've experienced a lack of updates that are major and need done asap like outside ceilings falling down, pool iron rotting and gates don't lock properly because of it. If you have a young child that likes to play outside I would beware until it gets fixed. Cops are here all the time. This place used to be safe 5 to 10 yrs ago and now it's so trashy. Pot holes everywhere, office can't give an answer to when it's gonna be fixed. The apartments can't hire a real pool company ( it seems like ) to regulate the chemicals because every year in the summer my children go swimming and come home with rashes because the chlorine burned their skin and it's not because their skin is sensitive. We've had to stop letting them go swimming here and take them to public pools because of this it. The list goes on. I mean we are paying over $1,000 a month and some are even paying double that depending on the size. You would think they would be able to afford the upkeep.

I would say that my experience in this place has been definitely good and bad. I have been living here for a very very long time, both south and north side. Considering the raise of rent across the valley this time we decided to stay again since our previous experience had been great. However, in the lately and perhaps since the complex took new owners, there has been nothing but bad experiences. Firstly, part of the roof in the apartment fell off one night due to water pipe leaking and it just fell off to the floor, it’s been that way for more than a month I want to say. I have called it in repeatedly and nothing has been done there’s just a gaping hole in my ceiling where I can see pipes, hoping that it won’t hurt me some day or that it won’t start leaking again. Secondly, I understand the rent price situation has risen in this past year, however, you’d think that it would somehow mean you get a decent living condition. My apartment is definitely not a “newly remodeled” place, the stove doesn’t work and again I’ve called all these things in they said the stove won’t be replaced anytime soon so there’s nothing they can do, meanwhile I have one working stovetop. My dishwasher is broken, the cabinets are old and are falling apart, my bathtub clogs even though they have “fixed it “ twice. Thirdly, the potholes in this place are ridiculous, I think on top of everything that we have going on inside out home the least of our worries would be having a car damage due to potholes from an apartment complex we live in. They are everywhere, they are a nuisance, I stepped into one and almost broke my ankle. That’s a personal injury / property damage law suit awaiting to happen. I’m very disappointed about these things, I work very hard like anyone else living here and these things I know are not just limited to me. I have to wonder then, what is it that we are paying for if not functioning apartments or decent living conditions to a community.

I absolutely love Granite Bay Apartments. Nice, clean and quiet. I love the fact that I have my own assigned parking spot. The maintenance staff are amazing. When I call about anything, they are there within 24 hours, unless it's an emergency then they are here within the hour. The neighbors are nice and awesome. I will recommend this place to anyone. No bug's, spider's or unwanted little creatures. I did see one small scorpion and they had pest control come in no time. Now it's gone.

Utilities are not included. The community bills a flat rate, based on the apartment size, for water, sewer and trash, which you pay with your monthly rent. Each resident has to set up their electric account with APS.

Rent is due on the first of the month. Late fees begin on the fourth at $50, with an additional $10 per day after. If a notice for non-payment is served there is an additional $35 fee.
