If you like the sound of jackhammers from 7am-7pm, Monday-Saturday, this is the place for you. The workers will park in the parking lot allotted to residents that residents pay money for. The leasing office does not care if you complain. They will simply give you a candle to try and make themselves look good.

Lived here for 6 years. Location is great, apartments are quiet. There are very few amenities compared to other complexes in the area and guest parking can be tricky - you get 4 codes a month and you have to email request them every month from the office (this has been the same process throughout my time here). The maintenance team here is incredible - on the off-chance I’d have an issue, they would respond the same day. If you’re considering moving, I’d be mindful of your apartment location, especially if it’s near construction in either direction. My primary reasons for moving are steep raises in rent while the experience continues to decline (and lack of value when compared to many newer properties in the immediate area) and the lack of responsiveness from the management office. Thankfully, I rarely have an issue, but it’s remarkable to me how many emails either take several days to several weeks for response or are not responded to at all, unless there is a survey involved. Overall think this property is OK and has clearly served me well for several years, but if you’re looking for a luxury experience I’d recommend considering several that are similarly (or more competitively) priced and in O4W adjacent, i.e.: The Registry, Dagny, Mira, Icon to name a few. Thankfully, PCM is easily accessible from all of these spaces.

I've lived here for a year and love my specific unit, my neighbors, the location and walkability of the flats. I decided to stay for another year out of sheer convenience, but would not recommend moving here if I were looking for a place to live in Atlanta for the first time or just looking for a new place to live right now. The construction is frustrating for so many reasons: incessant noise (at a time when so many people work from home, no less), getting packages or large deliveries is extremely difficult with two of the entrances to the West building closed off. Parking is a nightmare regardless of whether you live here or have guests visiting. The cosmopolitan feel and convenience marketed to me a year ago no longer exists largely because of the chaos wrought by construction. The price point isn't justified at the moment. I'm not certain, but believe management shifted earlier this year — the new team is hard to pin down, there's little communication among team members (there is a central email address for the office that multiple people answer emails from, so you might get one response from one person and another with different information from another, which is confusing and inefficient) and if you need to get anything done in a timely manner (like renew a lease) you have to go into the office. Even then, good luck! Buuut the apartments are beautiful, so you have to do what makes sense for you.

Lived at Ponce for two years with my wife in a ‘west’ unit. Ponce was one of our first dates and we took engagement photos here. The three stars are purely for the reason below: Pros Clean: Mixed use building results in common areas being clean Location: Walkable to everything, I did not have a car the first year I lived at Ponce Maintenance: Quick and very friendly Cons: Parking: Nightmare - takes 10 minutes on the weekends to get to your designated parking area Convenience: Since starting construction residents at the west side building have lost sleep (construction noise), loss of rideshare parking, and loss of ‘safe’ area for their pets. Amenities: Lack of amenities, and the gyms they have generally had broken equipment. We decide to move ultimately because they raised rent while taking away alot of the conveniences we had before construction. If you decide to move here and are placed in a west unit, please be aware that if there is construction still ongoing you will have to walk to the other side of the building to move your items. In addition the new ‘dog park’ is along the side of the road on Ponce. Be aware of taking your dog out at night. My dog was harassed my a homeless person at night (threw chicken bones at my dog).
