It was a very positive experience! Other counties could take a lesson or two from the team! Really knowledgeable and reasonable. Thank you!

They assign protest dates as they please. Like they have authority over you... It is actually the other way around they work for us and the controller. Maybe it would be more respectful to ask when you are available? What about sending the evidence they are using to increase your taxes? Their appraisal is so secretive, it should be completely transparent.

I had one of the worst experiences ever with these people! Never got answers as to why my land value increased $13k. As property owners we have every right to know the formulas used to get these figures. My property value hasn't increased in 20 yrs. so guess they decided to make up for that in one year. I have never been so stressed and humiliated in all the years of living in this county. I pray noone else has to go through what they put me through. 2 years later and Smith County is still gouging people. Yes you can waste your time and energy and gas going to their office but they are going to do want they want. It's all about money and how much they can and will help theirselves to. But guess what Smith County...you can be as greedy as you choose to be. Justice will be served in the end. God will have the final say! My house was marketed at $13k (honestly) 2 years ago and now it is $60k and land has increased another $10k plus. That is with improvements! I mowed LOL 😆 SERIOUSLY! We want to know what FORMULAS you people are using.

You can transfer a percentage of savings from one county to another within Texas. Just ask the cad where you're moving from to provide you with a Tax Ceiling certificate. Then provide that to your new cad when you apply for your exemption. The savings will be applied toward the school taxes you'll pay.
You're never exempt from taxes. When you're 65 or if you're disabled, your taxes will be reduced and frozen.
They check your temp at the door and yes they will let you in.
Just once unless the chief appraiser requests otherwise. It automatically renews
Municipal Utility District...they supply water to certain areas of Smith Co.
You would have to call and speak to an appraiser about that. I wasn't an appraiser so I don't know the answer to your question. But all the appraisers are very knowledgeable and helpful. Call the main number and ask to speak to an appraiser and the receptionist will transfer you to the one that can help you the most.
I did this abt wk ago. Fill out app, copy of Driver License, proof of disability onset, proof still currently being received. I was told they can go back 2yrs if requirements met.
I would try the relator you bought the house from or local law enforcement office.
Bills for property taxes come from the Smith County Tax Office. You will have contact that office for an answer.
After going by i found it to be approximately 30 percent
