Going on my second year here and I don’t not plan on renewing my lease for another year. So many issue with this place including office staff. The landscaping is horrible. Dead grass all summer. What once was a beautiful place is now looking terrible. Pool has been down most of the summer, as it was last year. Hot tubs are none Existent. Finally the pool on the west side finally opened 7/22/22 and guess what??? Both pools closed again. Yet Maintenance and office staff will blame tenants for there lack of maintaining there apartments. Hot water has been out over a dozen times for multiple days at a time since I lived here. So I do not recommend. Price is good, staff is not and amenities are false.

Would leave negative stars if that were an option! I’ve lived here for a little over a year. The first year things went well, the office staff was attentive and maintenance request were handled quickly. One month into my second lease and it has gone down hill very quickly. It’s taking 2+ weeks for maintenance request to be handled. Having to call the leasing office during my lunch break to be told they can’t escalate a maintenance request because it’s not an emergency. Not being able to use my washer for over 2 weeks and not having hot water in my kitchen is an emergency to me! The pool has been closed for maintenance the majority of the summer. Hot water is out for multiple days. Yes, I understand that like most all places they are short staffed but 2 weeks to fix my leaking washer is ridiculous. Not being able to enjoy the amenities because they can’t properly maintain the pool is unacceptable. Do better Belmar Villas!

Do you like unjustified “damage” fees when you’ve put hours into cleaning the place? Ant infestations? Unhelpful and unknowledgeable front desk workers? Screaming neighbors? Cops at your door every month? The occasional gunshot in the distance? Getting your car broken into? Getting towed twice when you have a parking permit? Paying for your neighbors atrocious water bill? Utilities that cost a quarter of the rent? Then surely, this is the place for you!

I have lived at this property for two years now and will not be renewing my lease. I thought the leasing office was unprofessional and unhelpful due to covid, however that is not the case. Since living here in the past year they have completely dropped the ball on several issues, and they are very hard to get in touch with. Posted hours do not reflect office hours. If you are a resident here they will treat you like you are garbage. They only care about signing people up. DO NOT LIVE HERE IF YOU ARE LOOKING FOR A PROFESSIONALLY MANAGED PROPERTY.
