This is by far the worst apartment complex I have ever lived in. They have been in the local news multiple times over the past year due to the horrible living conditions. They are currently being reviewed by Austin Code for water and structural violations. Also, the recent positive reviews were given by people (Alan Stalcup, Zachary Richards, Blake Davis, etc.) who work for GVA LLC, which manages the property. Just Google their names and see for yourself. Don't be fooled. Update: Even with all the water and structural issues of this apartment complex, I never felt like this was an unsafe community. Unfortunately, that is no longer the case. Two weeks ago my car was broken into, and there is currently a SWAT situation where a tenant fired a gun at is girlfriend and has barricaded himself inside the apartment.

I just moved my daughter out of there after a year of hell. No water for extended amounts of time, she was sick from mold, multiple leaks that were not addressed, trash everywhere. She had maintenance request that went unanswered, issues that were not ever addressed from the day she moved in. Drawers that weren’t even the same color, loose and crooked everywhere. As we went back to clean up, the ceiling in her bathroom is leaking all over the bathroom floor, the painted tubs are corroding. It’s a complete mess. I would never refer anyone to this place. I’m glad she’s out and in a great complex, with management that really cares. All these recent 5 stars reviews have to be paid for, read just a little further back than the last two weeks. Try the last year and you will get a real indication of what the tenants have really dealt with. I feel bad for the people who can’t leave, but I’m so glad she’s out and I don’t have to worry anymore.

Bless all the residents who put up with this community. I loved my neighbors at the Falls, but between the rotting buildings, the raccoons in the ceiling and the management who played a professional game of "not our fault", you would be ill advised to move here. We paid multiples of what we should have for water and electricity. The ventilation in our apartment was non-existent, probably chewed through by all the raccoons, whose tiny claws you could hear day and night. The cost to try to heat or cool our 1 bedroom apartment was routinely more than $200/month. Our water lines broke repeatedly, leaving large chunks of the community without water, and the residents inevitably payed for the massive water leaked through poorly maintained pipes. Mold would build up in our bedroom and kitchen air vents faster than we could clean it off. I dread to imagine whatever toxic sludge was hiding in those ventilation spaces. We moved out 6 months ago, and since have not received any documentation or communication regarding our Security deposit. That's blatantly illegal in the state of Texas, but the management is comfortable wronging its tenants as long as they don't expect them to sue. TLDR: I lived here for 2 years. The employees are tasked with the impossible. This place is rotting faster than they can keep up with it. It's depressing to feel stuck in an apartment you feel is an active danger to your health with nowhere to go. Avoid at all costs.

I spoke to the office about the change and according to them the water bill isn't included in our rent, and apparently no one has had to pay it since GVA took over so they issued a new payment without any warning. Yet we were told when we signed that water was included. Office refused to provide us with a price breakdown
I agree with all the other statments. I moved in Aug. For two months i have has water leaks from the heavy rain. Becauae of these leaks there is hole in the ceiling and plaster hanging...for two months! I have reported it many times. I love the layout but it is much older and i have litterly run into racoons.
