Wharf 7 is in a great location and the apartments and the clubhouse are very nice. My only issue is that the building hallways look really neglected/unkept. The walls in the hallways are dirty, chunks taken out of corners and never fixed/repainted. In the areas they did touch up, at one time, are touched up with paint that doesn't match. The staff are very nice but my assumption is that the owners of the complex, Northland, don't allow management the funds to keep up the property. It seems like it is on a downhill turn. I am staying another year because I was promised they were getting ready to paint the buildings and repave the parking lots, however, nothing seems to be getting done.

The Wharf 7 advertises their rent for a couple hundred dollars cheaper than it actually is. They make you get AT&T cable and internet, whether you want it or not. They also make you subscribe to a mandatory "valet trash service" where four nights out of seven you can put your trash and recycling outside of your door and it gets picked up. They recently fined me $25 for not having my trash in a bin and just having the bag on the floor like half the units on my floor do every night. During holidays, the valet trash service doesn't come and the rate for that month isn't prorated. The walls are thin and the paint is super cheap. I swear it stains if you look at wrong. The floors have a ton of soft spots which makes you feel like you're going to fall through. A couple pros: The salt water pool & coffee bar although the coffee machine is broken 5/10 times I make the trek over to it. Maintenance requests are always completed in a timely manner and the maintenance team is very friendly. The lady at the office always has treats for my dog Charley as well. You're very close to the Capital One stadium and can hear every concert like it's in your backyard which can be a pro or a con depending on the band and your music taste. Traffic on those nights is a major con, either leave and don't come back or hunker down for the night.
