Do not live in #425, because your upstairs neighbor will prevent you from sleeping. Extremely loud noise for 3-5 nights/week until midnight to 3am for 2+ months and nothing has been done. As other reviewers have pointed out, I was pointed to a "courtesy officer"...which I called, left a voicemail, and never got a call back. I did everything right: spoke with my neighbor, logged the noise by night, filed multiple complaints with management in-person and via email, and my apartment is still so loud that I've been crashing at friends' places. (I've lived in NYC/SF/CHI apartments and am used to city noise. This is next level.) When I asked if I could move to a top-floor unit upon completion of my lease (not attempting to break it), I was told this would be considered a "transfer" and wasn't allowed to rent a similar floorplan under any circumstances. i.e. another person could come in and rent the same unit for the same price that I wouldn't be allowed to. I'm not aware of a single other building with this policy. Area: fun and central, but be careful of the worsening homelessness/crime situation. Fine for me as a single guy, but I'd avoid walking outside alone at dark, and had several close calls with aggressive people, including one who somehow passed out inside the building multiple times. Amenities: nice gym and pool, but common areas are not well maintained or cleaned often enough. The building's buzzer system has been broken since at least January; i.e. I haven't been able to remotely let people into my unit, and I got three different answers when I spoke with three different people. Eventually I just gave up. If you can find a unit with considerate neighbors and don't mind less than stellar cleanliness/bug situation in the common areas, this is solid for the budget. Personally, I'd lean towards a building with different management.

The very LAST place you should consider living in Fort Worth, my air conditioner has broken over 6 times in less than two months, leaving my apartment to reach temperatures of almost 90 degrees. Their emergency maintenance is a LIE and does not exist, they are clearly not considered about the well-being of their tenants. Everytime I have called, no one has ever showed up or called me back. I had to suffer through the night until the next morning, how is this acceptable when I am paying you every month? Do NOT sign a lease here unless you have no other options. Update: An apartment that strives for anything will make real attempts in addressing resident concerns. It is very insulting to me that your staff member, Classy, would ask me multiple times if I am the one who turned off my AC. Why would I ever turn off my AC in 100+ degree temperatures? The apartment management took no responsibility for their actions and negligence in putting my health and safety at risk. The building manager, Rudy, and maintenance man, Sergio, had the gall to back and forth with me about the issue without even a mere apology. Who else is to blame for several complaints over weeks at a time on an AC that is not working? During a summer of historic high temperatures....living here has been my worst nightmare.

UPDATE: 3 cheers for our new property manager and his team!!! When Rudy assumed role of property manager, the building interiors were repainted and polished, the landscaping was redone, new service staff was hired for trash valet + interior/exterior maintenance, staff trainings were held, the staff has thrown multiple resident events, AND HE BOUGHT US A NEW ESPRESSO MACHINE!!! Wow, talk about actions speaking louder than empty promises. Rudy has an incredible attitude and dedication to the Monarch as his new project, and I have total faith he will continue to take our community to the next level. Shout out to our current staff for stepping into a less than great situation and helping us make the most of it. We appreciate you!!! PREVIOUS (2 stars) Insight from a current resident of almost 3 years. I used to take pride in calling this complex home, but sadly the state of affairs continue to decline, even with a recent change in management. There is litter buildup around the property and in the hallways, the landscaping has not been renewed since the property was built, and the no smoking and valet trash rules are not enforced. Please help us keep our community a beautiful and wonderful place to live!
