My experience at this complex has been amazing and I credit this to the staff. Wendy is the best property manager I've had, John is fabulous, Victor is the man, and I forget the other maintenance guys name but he is really great too. I am leaving a review because you do not normally find offices like this. If something is broken or going wrong, they fix it. They are also real people, so you don't get the politically correct 'I pretend to care' word soup most offices give you before they conclude their email with 'and we aren't going to help you'. Like, they actually help you if you need it. Gables is corporate so to a degree it is pick your battles, but this is the second complex I've rented of Gables and I have no reservations about this company such as I do other property management companies. I am very sensitive to unethical business practices and have never experienced bad business practices here. Gables is pretty clean cut, you need to pay your bills and there is little room for negotiation in that respect but they're not going to add unjust fees because they feel like it. I would say the main thing I do not like about living here is the color of the tile - I'm not sure who designed this place but the green tile with the tan granite is a no for me. Then there is the construction, but it almost acts like my alarm clock so I suppose I've learned to coexist with the tractors backing up early in the morning…. Since apparently it snows here now, it's really nice to have a gas fireplace and underground parking garage. During the last freeze, I didn't have to turn my heater on once and it was 80 the whole time! The garage is simple and isn't one of those windy death traps where you might get hit coming around every corner. There is always ample parking for residents and guests. The rooms are enormous. I work from home and and don’t feel at all cramped in my unit. No bug problems personally. The population of tenants is generally friendly as well. It is an apartment complex of course so there are small things here and there, but it is nice place to live!

I've only moved about a week ago to the Community and it's been a great experience so far. I've been impressed since day 1; from the day I met and talked to John and the ease of the application process. The building itself is so clean and well maintained by Victor. I'm very happy with my choice to make Mirabella only my 2nd home in Dallas.

My experience in the last year at this apartment complex has been nothing short of terrific. Mirabella feels like a home. There are no thin walls and every unit I've visited is very well maintained. Maintenance staff is first class and usually fixes things in a 24 hour window. The residents I've interacted with have always been friendly. When I first moved in I was skeptical that there would be noise pollution with it being a block away from a few bars but I'm pleased to say that I haven't found this to be an issue. Very satisfied.

Here is my full honest review after 12 months at this property. Read until the end to see the items about the crime in this area(edit: another shooting happened on 3/27/22). Pros: Management was top notch; John C. is awesome Mobile app is super easy to use Maintenance is great and attentive when you open a ticket Building is pretty quiet (Neighbor-wise) Good location to walk to places (when safe) Parking is easy and plenty of spaces Cons(This is why it lost two stars): CRIME, CRIME, CRIME! This property is right across from three clubs. In 12 months there were at least 5 shootings that I know about, and I was a witness to two of them, right in the area in the parking lots and restaurants. Sunday afternoon/nights are insane and you don't want to be walking around/near the building. When you go out and walk the streets on Monday morning, you see broken car windows, liquor bottles and trash all over the streets. If your unit faces Routh or Laclede...good luck going to bed before 3 a.m. Between the screaming, the fighting, the loud cars, car alarms, food truck and the occasional shooting(look up the crime reports). Thursday nights as well, but Sundays are just miserable. I will say that management is trying to help with keeping residents updated on measures being taken by the city to help prevent the crime issues, but I don't think the city really cares at all, so it just continues. Between valet trash and paying for city trash, you are dropping almost $50/mo in trash alone. They tried to raise my rent an astronomical price for renewal. Almost $500 more a month. I was able to find a place in a safer part of downtown Dallas with more amenities and a view of the city for what they wanted to renew my rent at for this property. I have been at my new place for over a month and haven't heard one gun shot...yay! TL;DR - Overall it's a nice building with great management. Crime is out of hand and you don't feel safe on the weekends. It's unfortunate because there are a lot of good bars/restaurants in the area.

We will consider an applicants income from any legal source including subsidies provided by governmental or non-governmental entities,. The community does not participate in accepting vouchers from the section 8 federal housing assistance. The community does participate in the VASH ( Veterans Affairs Supportive Housing) program.
