When we moved in the carpet was completely flattened out, disgusting looking and OLD (as you can see from pics). They refused to replace it before we moved in. They said they was going to replace it once we left. We had no other choice but to live there. Once we left (after 2 years), they blamed by dog (who was only there for about 5 months) on “carpet damages” even though my dog DIDNT cause any damage at ALL. They took our deposit and charged us almost $800 for carpet. My dog wasn’t even on 90% of the carpet because I didn’t allow him to be. Don’t not live here. You will pay thousands and thousands and still get charged for something that wasn’t your fault, but may have been the last tenants doings. Also, they have a nice pool, but adults will party and drink by the pool everyday, so not family friendly at all. Reply to comment: There was NO pet stains or damages. The carpet was so disgusting when we moved in that we actually bought a carpet shampooer. After shampooing the carpet, the water was black. We had to shampoo it 3 times before there wasn’t black water. The orchards does not clean the carpet at all. And we did try to call and talk to them about it and they pretty much called us liars and what had been charged wasn’t changing. Regardless, they was going to charge us no matter what. They just used my little dog as an excuse to charge us even though they was going to change out the carpet anyway. The apartment was 10x cleaner after we left than it was when we moved in. They still didn’t acknowledge the indecency of the pool area, adults drinking and cussing constantly.
