It used to be a good community when we moved there 9 years back. It is getting worse with every new management. No respect for tenants. They will not pickup the phone. You will never get a proper answer even if you try to talk to them in person. Talking to any employee is like talking to a bad automated voice response system which does not listen to you and repeats the same thing again and again. Got ripped off while moving out for normal wear and tear. I would not recommend this place to anyone.

Kristin at the office is what makes this apartment complex a home, not just a building. From the very beginning, she was willing to work with me on my unusual (and admittedly) desperate circumstances. I wouldn't have a place to rest my head if she hadn't been flexible and understanding. Whenever I dip into the leasing office, I'm always greeted with familiarity and warmth-- no simple task in the age of COVID. She's always prompt, happy to answer, and willing to have your back when it comes to pushing maintenance requests. I just happily renewed my lease. Prices have increased, but not unreasonably. When I was hunting for other apartments regionally, I had agents hike the rent by hundreds of dollars literally within days of conversation. I feel like The Trails could charge more, but have chosen to remain reasonable-- and in his housing crisis that speaks miles to their character. Thank you Kristin!

Trails at Short Pump has very down to earth customer service. The community is fairly quiet and love that we have a car wash.

Pathetic services and appliances. Look at our bathroom roof in the picture-leaks every other week. AC leaks. Rusty Appliances and if you are one of them that does not like to complain every other day, don't move. They wont honor or take your request easily. The carpet would give you allergies. Rusty refrigerator that does not even close properly. They are not consistent with how they treat you vs your neighbors. Their policies are favorable only to them and the ones who have capabilities to fight. Pretty Property but such bad management.
