Messy management since Marcrum sold the property. They have rude and unprofessional. They keep changing the rules and post it on their community website not considering people who don't have internet. They threaten people they will “ terminate” them if they don't obey the rules they roll out effective immediately. They don't answer their on-call emergency number and if you leave a message they don't return calls for days. The manager looses important documents and talks to people like they are trash,they started enforced parking for visitors sometime this year now that people are parking correctly or parking on outside the fence on the street they are changing the parking for visitors charging them 5.00 to register and telling people to not park outside the fence saying the neighborhood is complaining.

Yes
They have a waiting list and many other people are on it applying at the same time. Sometimes people drop off the waiting list and it bumps the next ones up or they have to legally evict someone and it slows the rest down. Its a first come and first served basis though. I applied back in summer of 2018 and got in a month and a half later and moved in but it was right when HUD began their work here. The wait should not exceed one year, just keep calling to check and you'll be home soon enough 🏡
When the gates were working but they have been inoperative for more than s year making the ad point of gated community false advertising
Those people get towed eventually because residents must get a tag for their primary or possibly secondary used vehicle. But anything else is subject to being towed because its not permitted to park if the vehicles do not run or leak grease or are junk. Guests cannot park beyond a limited period or they may be towed also. The tow truck driver parks on site and makes his rounds every morning at 6 AM-7 AM. Stolen, damaged or broken down, and unregistered vehicles if found will be removed right away at the owners expense.
I know it's terrible. Front gate is entry only and the back gate is exit. The gates were going to close last month and we would all get entry codes. But for some reason or other, it hasn't happened. So we all need to be careful with the front gate.

I've been here since 2018 and am a single mom of two myself with less income and we have a 2 room unit. Go to the office and apply for a unit. You'll get approved for the HUD lease which is 30% of your monthly income month to month
You will be better off showing up in person at the office and sitting down at their desk. They barely answer their phone.

Rent is based on 30 % of income if income is below $950 a month or so, deposit can be paid all at once or in increments over a 3 month period but its $200 if i recall because i moved in back in 2018. Application fee is $40 i think. And pet deposit is $200 for any pet, a maximum of 2 pets per household. Service and therapy animals with a drs letter get pardoned from costing a deposit
