Unfortunately I have given this place my money for too long. I have dealt with roaches, AC never really working, 2-3 month long work requests and now eviction threats for an electric appliance on my patio. They seem to be able to take photos of that but can’t seem to fix AC and pest issues in a timely manner. There’a nothing left here worth the money we pay, even the pool. The pool is why I moved here and now it’s a green, bath water looking puddle that obviously needs more attention. Hopefully this keeps one apartment from being rented, that’s one less headache in the world!

**Long post** This is going to be lengthy but I want to include all details on my experience with them. I have been a tenant here for 5years, over time the leasing companies have changed a few times. Each time it’s gotten worse and worse. My husband and I are in the process of buying a home which comes with its own stress in itself. We decided to do a month to month lease which we thought would make our move seamless, and we were very much mistaken. They require a 60day notice which is unheard of for most places on a month to month lease. After speaking with the regional (Melissa) who advised it’d be “illegal” if they let us break the lease, we are stuck having to pay a full months rent & a mortgage. Not only that they want to nickel and dime you for fees, to clean the apartment, I was told to even have the carpet cleaned since I have stains on the carpet, which is to be expected after a five year tenancy. You would think they’d change the carpet considering we have a pet, but it’s based on the “life” of the carpet. Office staff no help, rude and speak to you like they own the place specifically (Cherise) who lacks customer service and a willingness to help. The Brazos has made moving a complete nightmare. Just a forewarning it’s easy to move in but hard to move out. Even with trying to come up with an agreement with them, they simply don’t care and just want their money at the expense of their tenant. I’ve never been treated such a way especially somewhere we’ve paid our hard earned money for years. We’re paying roughly $1700 for the supposed “convenience” of being month to month. Not to mention, they’re way over priced to not be a luxury apartment. I would not recommend at all!

The move in process was super easy. Jon and Cherise are really great. Both are super helpful and very responsive. Anytime there’s an issue they get to it immediately and maintenance is handled in a reasonable time. The parking isn’t impressive, but that’s Dallas I guess. And I’d love to see some updated equipment in the gym. Overall we love our apartment, very spacious and quiet for the most part. There is a train that passes by at least twice a day and blows its horn the entire time which drives me nuts, but who can control that? We got here in December so I’m curious to see how the a/c holds up through the summer, I’ve seen reviews that weren’t too promising and we’re on the 3rd floor so that’s always harder to cool. But if all goes well through the heat we’ll probably stick around for a few years. Definitely a really nice place.

6 months in—can’t wait for this lease to be over. This place is considerably the worst place I’ve lived. Starting from the day I moved in, I pay more and more each month. I hired movers based on the time they open. The day I moved in, the office was late opening. They didn’t clean the carpet before move in because it smelled like a whole pet hospital. I’ve spoken to them so much about it, I’ve just stopped. Children run rampant through the complex keeping up all kind of noise. People park wherever they want to. For example, the truck in the pictures below has been there in a handicapped spot for two full days; No handicapped sticker, registration is expired, and the person who drives it doesn’t live here. There’s at least one person in the office who lives on the property and knows that most of this stuff is happening, but won’t do anything. Half of the equipment in the gym doesn’t work. I’ve spoken about that more than once—no results. I pay my rent before the 1st of each month and have never been late. The only reason I moved here is because it’s literally 10 mins from my job, however, I believe I’ll have another place to live before the lease is up, because this is ridiculously unacceptable. When you pay almost $1800 a month, you expect to come home to a decent place. Not here. Added two more pics. The person who drives this black car below parks wherever they want to. They parked in my neighbor’s spot last week and they are in someone else’s spot. Management is aware. What they do is say they are going to have it towed and stick a green towing sticker on it. I’ve never seen a tow truck come through the complex at all. And with the gate broken/open everyday, they can freely get in.
