I would like to begin this review by stating Holly the property manager is exceptional. I also would like to recognize the maintenance staff,Zeb,Cody, and Jesus they made staying there a pleasure. Unfortunately they are in a battle with an aging building and tenants who just do not care. As mentioned previously on other reviews, the elevators stay broken. There is a urine smell around the property that does not go away. Trash piles up in the trash room because people refuse to simply use a trash chute. The 5th floor smells like stale marijuana on a constant basis. My first two year there was amazing. But unfortunately I believe it’s just the current wave of tenants making it not so pleasant.

It pains me to review this at 3 stars. My wife and I spent 2 separate stints living here and we enjoyed both. However, there are a few things to know. The Good: The location is awesome. You have Katy Trail and Turtle Creek right behind you, and right in front you have Walgreens, CVS, Gloria's and all the good food and nightlife of McKinney Ave in Uptown. So many things are either walking distance or within a 5 minute drive. The staff in general is friendly and helpful and most apartments and amenities are fairly well kept. While the building is starting to show its age, there are above average amenities for residents to take advantage of. The Bad: The elevators always seem to have issues. There are only 2 and both of them have been broken on and off. It can take several weeks for a broken elevator to be fully repaired and can possibly break again shortly after. The management team occasionally will communicate this with the community, but often times will not, leaving you to find out for yourself. I'm not sure why they cannot be fully repaired so they stay functional. The people who live here are not clean. Its typical for people to leave garbage outside their door without taking it to the trash or for there to be litter or spills on the floor in the hallways leaving housekeeping to clean it up. Residents also do not in general, clean up after their pets. Its not uncommon to see pet waste on the sidewalk or in the turf on the side of the building, even close to the trash. People tailgate into the parking garage on a regular basis and secure doors are often left unlocked, allowing for anyone to enter the building. I've also seen pipes in the parking garage leaking on or around resident vehicles (no idea if its clean or dirty liquid) and no communication has been given to residents on any issues or remedies even though its a known issue since they place cones around the garage to avoid those areas after the fact. Overall: I really want to give this a 4 star or even a 5 star review as we have overall enjoyed most of our time here. However, with the lacking cleanliness of residents who live there, be prepared for smelly hallways at times, frustration of broken elevators and watch your step walking around the building to avoid cleaning your shoes off later. The quality overall is declining and rents are rising. It seems like a lot of residents who have lived here for a long time are now leaving because of the decrease in the quality of these items that management is not fixing. If these things don't matter to you, you'll love it here. If they do matter, this place is just average at best.

This place is going down hill fast. When we first moved in I loved this building, the units are great and management and maintenance were responsive. They have since raised the rent by 15%, maintenance now takes over 2 weeks to respond, and the elevators breakdown more than once a month. This is exceedingly inconvenient because you cannot enter the stairwells from outside the building which is 5 stories tall…not to mention the irresponsible pet owners who leave pet droppings in the stairwell and hallways and management is too cheap to install cameras despite multiple complaints. Not worth it. UPDATE - The elevator has been down for multiple days every week for the last month! UPDATE - now BOTH elevators are broken and the building is 5 stories tall

I’ve lived here for 2+ years and when my lease ends in a few months I will not be returning. If you do tour the property, I recommend asking current residents what their experience has been. Like many reviews before, the apartment was great the first year I lived there and I was happy to sign another lease. The past 10 months have been the opposite. For the price tag you would expect a top notch living experience and this has turned into anything but that. The good: The views are incredible especially on the south side of the building facing downtown. The proximity to Katy trail and West Village can’t be beat. The apartments themselves really are nice and updated. The bad: The building is not secure. As a young woman, this has been a very big issue for me. The front elevator is unlocked during the day so anyone can get into the building. The outside doors are often propped open and there are very few cameras around the property so anyone can walk into the building. I have had to call the police because there have been homeless people sleeping in the hallways, once directly outside my door. The package room is convenient, but items are often stolen. I have had packages stolen four times and while the office says they will look at the security footage, nothing ever comes of it. The back alley you use to access the parking garage is often blocked by dumpsters and moving trucks. Many of the previous reviews mention elevator issues, and they are not exaggerating. Get ready to take the stairs. My biggest issue I have had has been with maintenance. The maintenance guys are very polite and attentive, but are limited in what they are allowed to do. My AC went out 11 times in less than 6 months and each time a band aid was slapped on it until the system failed entirely. In August this past year, I was without AC for 6 days while a new unit was ordered. My apartment was unlivable in that heat and I had to live with a friend for a week because of pure negligence. I understand that replacing an AC is costly, but all of the warning signs were ignored until it was too late.
