Cons: Several things get outsourced to vendors, then it becomes clear tenants will be inconvenienced by suboptimal vendors, and management blames everything on the vendor rather than taking responsibility and changing the vendor or asking for better service. Example 1: Boiler room air gets changed twice a year. Winter -> Summer, they keep it on heat mode for a LONG time because laws prohibit any apartment going below a certain temp. That’s hard to do anything about. But by one Tuesday they finally decided to change to AC. They got a vendor scheduled the following Friday. In these 4 days (and MANY days prior) my unit was over 80 deg. F, likely even 85. Rather than asking for a different vendor (perhaps paying more), or having a better plan with the vendor, the tenants suffer. Example 2: In the middle of my lease, they outsourced 3rd party rental insurance verification to a vendor called Foxen. Twice, I was required to email my policy to Foxen to avoid a charge, and BOTH times it took weeks and several (5+++) communication attempts to get Foxen to acknowledge my document. Foxen is a terribly slow and ineffective vendor. I made Peak aware of this and they do not seem to care, stating “I’m not sure what you want an apology for,” and giving excuses about “when there is a chain of emails, every time a new email is sent, it takes the whole chain and moves it to the most recent date.” Come on. Example 3: The one cable machine in the gym broke, and they had a vendor order a part that took over 3 weeks to deliver and replace. Rather than see if there was any faster vendor, they just make tenants deal with broken equipment and offer no concessions. Example 4: They upgraded the common washing machines (which actually was a nice improvement) but the changeover spanned across a weekend. Management says it’s all they could get the vendor to do. So again, rather than seeking a better deal, it’s tough luck for tenants! Other things: -Bike room is full of abandoned bikes. I suggested to management they clean it out, but they never did. -TVs and speakers on rooftop / sky lounge are ridiculously unusable. I brought it up several times but they never became easily usable at all. -Having people frequently visit you (namely a significant other) is a bad experience here. Want an extra key? That’ll be $50 because they use some ridiculous key system. Want a duplicate fob for the front entryway? I think that’s $100. Want to add a smart code / approved user for the main entryway? Sorry, unlike nearly every other large complex with a smart entry system, this building doesn’t enable that. I suggested they change this but they never did. -Non-automated payments (which happened at the beginning of my lease for fees) cost $10 unless you beg them to allow you to drop off a check. -My renewal offer had a 5% higher rent. Perhaps consistent with inflation and the area? But certainly not welcome. -When my unit was being shown, the floorplan online for my exact unit showed a W/D in unit which is NOT correct. I told the company agent about this, and he confirmed he knew this was true but “We only have floor plans for our full rehab units so that is what will show on the website.” Seemed a bit fraudulent to me. Pros: -Maintenance requests are easy to submit and are acted upon fast, within 1 day usually. -Elevators are fast and clean. Sometimes one is locked up for moving even past end time, but generally pretty good system. -A property manager is onsite during normal business hours. -Common areas are generally cleaned well. -The driveway is actually really convenient for Ubers, deliveries, and drop offs. -Rooftop grills and fire pits work consistently. -Units are nice and well built. Little problems with noise. Overall, living here is reasonable and nice. I think management needs to step up their game for charging rents as high as they do. I’d live here again, but not enthusiastically.

The staff, building, and amenities are fantastic! However, they are overshadowed by what seems to be a constant stream of construction projects. We have been living here over a year now and drilling, hammering, etc, can be heard throughout most days of the week. With so many having to work from home over the past year, I am sure that it has been a disturbance for many. Hopefully these projects end "soon", but after a year of it, I wouldn't hold my breath.

The leasing office is unreliable and is not willing to work with residents on lease renewals. They are unresponsive to emails and do not provide explanations to any of your questions. Additionally, the building is very loud - you'll definitely hear your neighbors, especially their dogs. Every weekend it looks like a frat party happened in the lobby with beer cans littered all over the place. The mail room is disorganized and I've had several packages stolen/lost. Good luck living here!

The location of the building is very convenient as it is walking distance to many different types of restaurants, has 3 grocery stores within a few blocks, has extremely easy transportation using either the bus or the train system, and is less than a 20 minute walk from the beach.

The building has two outdoor spaces including a large patio on the 4th floor as well as a large rooftop. There is also a lounge area and laundry facility on the 18th floor which has free wifi and a fitness center on the 3rd floor.
