We moved in to Kingstown a few months ago and it was horrible at best. Since Braden took over and has had some time to rectify some of the issues things have improved exponentially. Jessica is nothing short of amazing (she handled my meltdown with such grace) and our maintenance tech Corey is so sweet. He works so hard and we had an issue with our air conditioner this week. Corey was completely unsuspecting that I could see him today when I got home. Even after we had to escalate our a/c issue to an HVAC tech, he still walked across the whole property in the heat to check to see if it was running for us. You could see the enthusiasm and elation that the issue was finally resolved. This simple act shows the integrity and work ethic that this staff exhibits. If a gym gets up and running over the next year, I don’t foresee us moving anytime in the near future. The staff and (almost) amenities are worth calling this place home. Customer service is a dying practice. Not for this staff! Thanks guys!!!!

No working dryer for 4 months after moving in, and the one in our unit now requires at least two 80min cycles to complete. Best part was that maintenance had to come on multiple occasions to fix our washer that would dump gallons of water onto the floor under the fridge when draining because the scholars who came to fix our washer couldn’t understand the importance of gravity and placing the drain tubing into the right pipe in the wall. This combined with an AC unit that couldn’t drain properly (because gravity doesn’t exist apparently) grew nice patches of black mold on and inside the drywall which managers “fixed” by cutting out and not replacing the large swath infected from in the washroom… which is nice because now we can hang things from the studs without having to use a stud finder. I guess one plus is that the intellectuals running the property were so kind as to leave broken appliances on our back porch so if you ever need to switch out parts, it’s a breeze! The remodeled units also come preinstalled with crooked cabinets, leaning refrigerators, uneven faux-linoleum-over-concrete flooring, and doors and windows that are so drafty you’ll never need to move the shades out of the way to see the neighborhood creeper peaking through your windows late in the evening: just look through the drafty, unsealed door and window jambs! You’ll never have to sleep a lonely night ever again when you have cockroaches and mice to keep you awake all night long. And why would you sleep when your mentally-sick neighbor blasts heavy metal all night on weekdays and screams obscenities into the night? Nonsense! There’s always something to see here, especially when hired contractors damage personal property, tear up landscape with no regard for tenants, leave giant messes, or when management refuses to clean up decaying side paneling or shattered car window glass from robberies. Hate clean flooring? Me too! That’s why I track dog feces into my house because tenants let their dogs poop on every square inch of grass possible on property because there are no amenities for lazy owners to grab doggie bags, except for less than a handful of bag locations that are most times stocked with more discarded feces than actual bags. And if none of that strikes your fancy, then you’ll definitely love when management’s groundskeepers damage your car or personal property, then deny responsibility for it. But hey, I don’t mind the recent rent hike, they’re building a community center near the pool that is never open… so I guess things are looking up! I can’t fault management too much, most likely eyesore problems are cause by the fine Newport News locals living here. They are trying to do the best with what they have been giving by the greedy, stingy landlords that prey on the people that live here. For that, I give the brightest two stars to this property that I can give.

YOU WILL REGRET MOVING HERE! Apartment was advertised to be a newly renovated unit, which was false, many of the known issues were covered up, they did not disclose that information to allow us the opportunity to not move forward. We were not able to see the unit until 3 months after we applied and paid deposits, phone calls and emails weren’t being answered, and when we moved in we had to pay for the first months rent, which we fully unaware of. We suffered many health problems, accrued medical bills, missed days of work, had to stay in hotels on several occasions due to the plumbing issues happening on September 18, October 18 and November 18. Flooding occurred 3 times, on the same day each moth, and each time we weren’t compensated for using our own towels to maintain the feces infested water, nor for the electricity bills that were higher each month due to the Peerless machines that stayed in our unit for over 2 weeks on each occurrence. We had to abruptly leave and place all of our items in storage during the holiday. Each time we reached out to the leasing office, or inputted maintenance request our cries for assistance were ignored. This is not how residence who pay their hard earned money should be treated. This was my first apartment after graduating college, and by far the worse decision I have ever made.

My mother and I moved in 8/9/21. The contractors rushed our renovation, so we have been having issues with bugs since we’ve moved in. Nothing is sealed, no baseboards, no doors, no windows, the fireplace is completely disconnected from the wall. And to top it off, our apartment started leaking from our ceiling yesterday. Hampton Roads Plumbing came to fix the issue but our cabinets and appliances were soaked. And come to find out, the front office isn’t even sending someone to replace the cabinets, the maintenance man told me i have to call on Monday and “push”; “stay on them” for someone to come in and replace our cabinets and ceiling before they molded. This property is horrible and i WOULD NOT recommend moving here unless you want pet roaches and water bugs for $1300 a month.
