I had a 12 month lease with Suncoast. My last 3 1/2 months of my lease my AC gave up. I called numerous times and eventually someone was sent out but they couldn't figure out the problem. Allegedly I need duct and installation work. I was told there is a shortage of the supplies I needed and they could not get them until October. I waited a month in 100 degree weather until I decided to call my own servicer. After talking to 4 companies I was told there may be a shortage but that does not mean the supplies are not in. Called Suncoast and talked to Michelle to tell them that the supplies are available and I was blatantly told that the owners( Mr. & Mrs. Fries) would not approve the repairs and I should get government assistance, fans, and blackout curtains to deal with it. I even offered to pay for my own provider to tell me what was wrong with the ac and was told it had to be one of their vendors. Every vendor they sent out told me it was a different problem wrong.During this time I was sent numerous notices about being able to renew my lease, which I wanted to do because the ac was supposed to be fixed. Still paid rent with no late fees Decided to send a 7 day repair notice and I was told I could no longer renew my lease by Dashawn and if I wanted to leave out of my lease I would have to still pay 2 months in advance. Because of the heat mold started to grow and in the lease it says do not handle mold in certain areas yet I was told I had to clean it myself or be charged for them sending someone. My last 2 months I was threatened with eviction yet they never sent it because they knew they were in the wrong. I offered to allow them to keep my security deposit to allow me out of my lease and was denied. Now I am waiting for my court date, not only did they break my lease, the law, they have broken numerous housing violations including retaliation. Update: called over a week ago after their comment to my review, left a message no call back from Brittany like I was told I would.

I can never reach anyone with Suncoast to discuss open service requests. Calls, texts and emails are not returned. This is the second time my AC has broken this summer. The first time it took 3 days to receive service and now it has been 5 days. They are unprofessional and unavailable.

Recently just moved to Florida and SunCoast has a ton of homes that we are interested in but no matter how many times we call or email them we never hear anything back. We have tried to contact them for over 2 weeks now and still nothing, this is very disappointing and it’s making it very hard on us to find a place to live. I have tried to call that same number multiple times as well. Still no answer whatsoever, says the person I’m trying to get ahold of isn’t available and to leave a voicemail. Not a single callback , email or answer. Ridiculous.

All applicants must be able to show that you make a combined household income 3 times the rental amount. There can be no violent crimes in the last 7 years. You cannot owe money to a landlord or have an eviction on your credit in the last 4 years. In some cases, an additional holding fee may be required.

All of our lease terms are for a minimum of one (1) year.
A full holding fee (No Cash or Personal Checks) will be required 24 business hours after you’ve been approved, the home will come off of the market and not be available to show to another potential tenant. You will need to pay the 1st months’ or proration rent prior to occupancy. Once you are formally approved, your Full Holding Fee is non-refundable. You will have 14 days to move in after your approval only on rent ready homes.
We only accept money orders or cashier’s checks to pay the holding fee. For all other items to be paid, we accept checks, credit/debit card payments (for additional fees), cashiers checks and money orders.

All applications take up to ONE WEEK to process. An application will not be processed until all required documents have been received per applicant (ID, Social Security Card, 1 month of Pay Stubs, Government Award Letter, Child Support Order.) You will be contacted by a member of our office staff once your application has been approved or declined. Your leasing agent is not authorized to give an approval or a move in date. Applications do not constitute an approval.
They are closed on Saturday and Sunday. They will reopen Monday at 8:30am.
Applications are online only. Online applications are $75 for each occupant 18 years and over, and $100 for a guarantor. No discounts are given for additional applicants.
An application must be completed for each occupant 18 years of age and older. A non-refundable application fee must be paid by each applicant before your application will be processed. All applicants are required to present a valid government-issued ID. Non-U.S citizen applicants may be required to present additional documentation showing the applicants right to live in the United States through the end of the lease term. An application does not constitute a lease agreement or offer to lease. No lease shall exist unless and until Landlord and Applicant execute a lease agreement and applicant pays all required funds. Falsification of any information on an application may result in Applicant’s automatic denial. If an applicant is denied for falsifying paperwork, Landlord may retain all holding fees and fees paid. Landlord and Landlord’s agents are committed to providing equal housing opportunities to all applicants.
Your move in date depends on the status of the home. If it is “rent ready”, then you have 4-5 days to move in from the holding fee date. If your new home is currently being worked on, then the move in timeline will vary. If you have a HUD voucher, the move in process may take more time than usual as we have to wait for Section 8 to schedule the home inspection with us. After the HUD inspection has passed you will have 7 days to move in.
We accept evictions if they are 4 years old or older and if the landlord debt is paid, if any.
Yes, we accept Section 8 but only specific properties! You can always look at the rental property listing description to see if Section 8 is avaliable.

Hi Bella, I just relocated from the US Virgin Islands a year ago and eventhough it was a rough time for me. I did not had a problem seeking an Apartment or should I say Housing with SunCoast Properties. They are very nice people that is willing to work with you.
They took me and I was convicted felon but it had been like 7 years however as long as you don't have a criminal background I think that's really what they're looking for so only thing I can suggest is just try it
I looked into this and we have been talking to you as early as today. We are waiting on you and have been ready for your move in since last week.
I'm sure they won't mind but maybe try calling them. They are quick to answer the phone and put you with the right person. Good luck, you're going to love Jacksonville.

If you have other options to rent , I would go with them and avoid Suncoast at all costs!
