Apartment: Midtown Apartments, 2200 West Cornwallis Dr, Greensboro NC Pros: The apartment complex is all-inclusive and within a good part of town. Additionally, this apartment complex is near many shopping complexes and restaurants. Con’s: Management: During my stay at this apartment complex, I was under contract via two management companies. However, the latter company, Presidia Asset Management, was horrible. It is my personal opinion that this company did not do enough to take care of the tenants that were present within the apartment during their takeover. As soon as they came in, the pricing of the apartment complex increased and steadily increased seemingly every other month with new add-on fees. I started at $960 for a two-bedroom and ended close to $1260-$1310. Presidia would often drag their feet with every project when it came down to improvements to the complex. They utilize Covid as an excuse for everything and try to blame old management. However, even during Covid, old management-Wren-Zeally- got things done promptly. We had an elevator in the apartment complex, and it was out of commission for about eight months. So, while the pricing went up, we had amenities that were not working for an extended period or never worked on. The gym on location had outdated or not working equipment. For this company, painting the lobby was the only massive project we tenants had to look forward to during my stay with them. Additionally, I had this issue where my home’s cooling/heating system leaked water onto the surrounding area floor. I would wake up, and most of the adjacent bathroom floor would be drenched in water. This immediate maintenance took over a month or two to fix. I expressed my concern that maybe this would cause unforeseen mold, which was never taken seriously. They would temporarily fix the issue that would reoccur for about four months. Every time I would walk on the bathroom and certain kitchen tiles, I would hear the squishing of water, and the bottom of my foot/sock would be drenched in water that sat under the flooring. One occurrence where I placed a work order was marked as complete, and no one ever entered the apartment complex (I know because I had numerous cameras within my home that monitored movement). I expressed numerous times that this was an issue, and I felt that it was minimized. Even when they came to fix the issue, they knocked a large hole in my bathroom wall, fixed the issue, and neglected to come back and fix the hole for over two weeks. While truthful, their excuse was that they had forgotten about me. Overall, I would give management a 1 star. A big part of this is due to Danielle, the office manager. She was halfway decent until I was no longer a tenant. After that, it was a lot of avoidance and poor customer service. Her excuse…” Well, we are running several apartment complexes.” While this is understandable, you should not allow the quality of support to suffer. There was even an issue where I had an overage fee due to me forgetting to take my payment off autopay the last month. Still, instead of showing concern when I expressed the issue, Danielle proceeded to be rude and disrespectful and inform me that I should have done a better job at ensuring I turned off the autopayment. I admit this was my issue, but I placed it because if you forget to pay, they will post these passive-aggressive notes on your door, threatening to move forward with legal charges for being a few days late with rent. I didn’t get my overage fee back until about 1.5 months later. I was told 30 days, and they repeatedly pushed back the return time. Again, Presidia did not take any responsibility and pushed the blame to another, which was cooperate this time. Even when I called, you could tell Danielle would change her tone quickly and be very dismissive once you addressed who it was calling. Look at how they responded to a few recent comments under the reviews; it seems like a company where service is the third/last priority.

This place is horrible , the building is ran under 1 thermostat , heat & air doesn’t work a lot, water leaks in windows , over priced to be living there , smells like weed & cigarettes on every floor …. I will never recommend anyone to live there for $1,000+ , I can’t wait til my lease is over !!!

The new owners of this apartment complex are a joke. A few weeks ago we were out of air conditioning for over a week! It was over 90 degrees in the building. This condition is bad for the elderly, pets, and people with asthma. I called to see if I could lower my rent for the month for that reason, and they said no. They do not care about people's well being, only how much money they make! Now we are out of hot water for almost a week and they are in no hurry to fix it. Never rent from Wrenn Zealy properties!!

I have lived here for a year and it has been hell. People are moving out in the middle of the night because it is so hot in this building. They claim to be fixing the air but we have seen no relief of the heat. It has gotten worse. I was asked to leave after I paid my June rent because I complained to much about the heat and I was told I was rude to the staff of Wrenn Zealy, that is a lie I have never been rude to the staff. After being asked to leave by the end of July, they filed eviction on me as if i wasnt leaving already. They rip people off if I could give a -0 star I would. Wrenn Zealy are liars and I will never recommend them as landlords.
